Closing Time: 12:00 PM (NT) Question Acceptance Deadline 2024/11/25 12:00:00 PM NST 1.1 General .1 Provide all labour, materials, equipment, superintendence, temporary facilities, permits and administration necessary to perform the work outlined below and described in greater detail in this specification and drawings attached hereto and forming part of the documents for this project. 1.2 Project .1 Work on this project include, but is not limited to, electric heat conversions and associated repairs (from oil) on two bungalows in Saint Fintans, and 587 Fox Head Road, McKays. Both units are occupied. 1.3 Outline of Work .1 The following outline is general and is not to be considered complete in every detail. Before submitting a Tender, bidders shall carefully examine the contract documents and the site of the proposed work to full inform themselves of the existing conditions and limitations. No claim will be entertained or allowed for any labour, materials or other extras that may be required for the proper execution and completion of the contract, which could have been determined by site examination. Upgrade existing electrical service to 200 Amp, complete with new panel and all necessary electrical upgrades to bring electrical system up to current codes. 2 Demolition: .1) Removal of the following materials, but not limited to, electrical service (including mast and metre base) and associated fittings, and electrical panel (where specified). All materials not being reinstated are to be removed from site and disposed of at an approved disposal area. .2) Contractor is responsible to remove and re-install with the coordination of all utility companies, electrical, cable, and telephone connections. Contractor is responsible for all items damaged during construction. .3 Both Units: .1) Install electric baseboard heaters and wall mounted thermostats throughout each home, including basement areas. Heaters to be sized as per code requirements and best practices based on room size. In areas where space is limited, flush mount (in wall) fan forced heaters may be required. Conduit may be used in unfinished basement areas. Basement has open ceilings. Perform all electrical work to ensure existing system is up to current codes and standards. .2) Repair all areas affected by demolition and/or construction, including flooring, plaster, prime, and paint (if required). If walls are damaged or affected, redo the entire wall to nearest intersections, two (2) coats to match existing finish. .3) Install complete 200-amp breaker electrical service c/w meter base, mast, and panel. All work must be carried out in a manner which minimizes disruption(s) to tenants. Tenants must be advised at least 24 hours in advance of any disruption in service and all electrical must be fully operational at the end of each work day. Perform all electrical work to ensure existing system is up to current codes and standards. .4) Upgrade attic insulation. Bring current R32 levels to minimum R40, ensure adequate ventilation at eaves by use of true vents.
