The City of North Canton is soliciting proposals from qualified firms interested in the purchase and development of five property parcels with a combined area of 1.42 acres owned by the North Canton Community Improvement Corporation (CIC): 1017, 1023, 1029, and 1033 North Main Street and Stark County Parcel No. 9207406, located at the corner of 11th St. NW and North Main Street in North Canton, Ohio. The preferred project would involve a mixed-use residential and commercial development. Firms with relevant experience and qualifications, particularly with development projects of similar scope or nature, are encouraged to submit. The firm ultimately selected would be awarded a combined sales and development agreement for the properties. The City intends to award a combined sales and development agreement for the Properties, totaling 1.42 acres of land with frontage on North Main Street and 11th Street NW in North Canton, Ohio. The City would prefer a mixed-use residential and commercial building that helps to grow the residential population, adds jobs, expands the tax base, and provides more amenities and services for North Canton residents. The city is looking for a Developer who can demonstrate an ability to achieve the highest and best use of these properties, maximize their economic potential, provide value to North Canton taxpayers, and offer high-quality rental options. The creation of the sales and development agreement will be overseen by the City's Director of Administration or their designee. The City will select the proposal that it deems to be in its best interest at its sole discretion. The Properties include four single-family detached houses (the "Premises") as well as their associated outbuildings. The Properties are located along North Main Street, approximately 0.75 miles mile north of Maple Street (the city center), and approximately 0.25 miles south of Applegrove Street. This high-visibility portion of North Main Street has an average daily traffic volume of nearly 17,000 vehicles per day. The City's goal for this site is to identify the most qualified developer to redevelop the Properties consistent with the current zoning and with the City's 2023 Master Plan, and thereby achieve the highest and best use of this land. The underlying zoning allows for a variety and mixture of multi-unit residential, office, retail, and commercial land uses. The successful respondent (the "Developer") will be required to purchase the Properties and the Premises "as is". The Developer will be required to complete the project within twenty-four months of property transfer. The North Canton Community Improvement Corporation acquired these properties for $721,000. Stark County values the Properties at $648,000, which includes the value of both the land and the buildings. County valuation is provided for reference only. Proposals shall include a proposed purchase price. The City intends to award a combined sales and development agreement for the Properties, totaling 1.42 acres of land with frontage on North Main Street and 11 th Street NW in North Canton, Ohio.
