Hopkinton, MA 01748 Statement of Qualifications Forms from interested GENERAL are sought for the following categories of work: Masonry (ECC $4,950,000), Miscellaneous & Ornamental Iron (ECC $1,700,000), Water2,880,000), Metal Windows (ECC $3,520,000), Glass & Glazing (4410,000), Tile (ECC $620,000), Acoustical Tile (ECC $1,440,000), Resilient Floors (ECC $975,000), Terrazzo ($535,000), Painting (ECC $600,000), Elevators ($305,000), Fire Protection (ECC $1,980,000), Plumbing (ECC $4,420,000), HVAC (ECC $12,630,000), Electrical (ECC $13,245,000), Only prequalified Trade firms will be permitted to submit bids for the category of work in which they were prequalified. The Owner's Project Manager is The Vertex Companies, LLC. and the Project Designer is Perkins Eastman. The estimated Construction time is 29.5 months. RFI Submission Deadline: 12/10/2024 at 5:00PM EST MBE - 5% WBE - 8% The Charleswood Elementary School Project is a new 1,200 student elementary school to be built on a town owned parcel off of Hayden Rowe St, Hopkinton, MA. It serves as a replacement for the Elmwood School which is located at 14 Elm St, Hopkinton, MA. The proposed site is 63 acres of contiguous Town owned land, which currently contains the Marathon K-1 School opened in 2018, a condemned residence at 147 Hayden Rowe to be demolished through the project, 6 acres of conservation land that is to remain undisturbed, and several designated wetlands. The project is to address the extraordinary enrollment growth over the last five years. The Hopkinton Public Schools currently operates a total of four school buildings on Hayden Rowe, consisting of a high school, a middle school, and two elementary schools, with the Charleswood School becoming the fifth when it replaces Elmwood. The project is supported by the Massachusetts School Building Authority's core grant program. The proposed building and sitework is currently heavily forested former farm land, with approximately 18 acres of building and sitework expected for the new school. The proposed project is setback from the road, and will include off street driveways and a rotary connecting to the Marathon school. The project will be accessed from a new driveway at 147 Hayden Rowe St., which will serve as the construction entrance. The street widening improvements to facilitate the future school will be constructed concurrently with the school project, by a separate contractor. The project is a 3 story masonry facade with mostly punched windows and curtainwall on a steel and concrete slab structure. It consists of 3 main wings each housing 18 classrooms and related educational support spaces, for a total of 54 classrooms. The building contains a large gymnasium with high school size basketball court, a two story media center, and a 400 seat cafeteria supported by a full kitchen. The project will have integrate security features, and technology integration in classrooms and major spaces. The building will be fully sprinklered, supported by a fire pump and holding tank. The HVAC system will be fully electric heat pump system with a DOAS unit located in a mezzanine over of the gymnasium, which will be supplied by 120 geothermal wells that are each 600 ft deep. The project will meet a minimum of LEED Silver, be solar photovoltaic panel ready, and Passive House certified with the intended target of EUI of 25. Site features include 260 car parking spaces, roads and sidewalks for vehicle and pedestrian circulation, 2 playgrounds for the second, third and fourth grade population of the school to allow for two 200 student concurrent recesses, outdoor classrooms, a rain garden and a large athletic field. The site has a high water table, as evidenced by the 4 wetlands on the site. The drainage system is a combination of catch basins, underground detention areas, underground infiltration areas, and a retention pond.
