Demolition, site work and remodeling of a mixed-use development in Wood River, Nebraska. Completed plans call for the demolition of a clubhouse / community center; for the remodel of a 11,237-square-foot clubhouse / community center; and for site work for a clubhouse / community center.
The Legacy Station is Adjacent to the South and Connected to the Stick Creek Kids Childcare Facility Which Occupies the North Portion of the Old Nursing Home. This Remodel Includes a Senior Center (the West Section), the "hub" (the Central Area), the Library (the Eastern Section), and the Food Pantry That Will Be Located in the Southcentral Part of the Former Nursing Home Building. The Scope of the Legacy Station Project Includes Demolition, the Construction of a Tornado Shelter and Restrooms, New and Remodeled Building Entrances and Remodeling of All of the Areas Including Various New Rooms for Various Uses. Included is All Associated Work as Detailed in the Plans and Specifications to Provide a Complete and Ready to Use Facility. This Project is Broken Out and Separated Into Two Sets of Plans and Specifications Due to Financing Variations. The Senior Center Remodel is Designed by Jeo Architecture Inc. And the Library/food Bank Portion is Designed by W Design Associates. The City Prefers to Award the Bid to a Single General Contractor. Contractors Will Be Required to Acquire Both Sets of Plans to Bid the Project. Each Bid Shall Be Accompanied by a Certified Check or Bid Bond in an Amount of Not Less Than Five Percent (5%) of the Total Bid Amount, and Shall Be Made Payable to the City of Wood River as Security That the Bidder to Whom the Contract May Be Awarded Will Enter Into Contract to Construct the Project and Give Bond in the Sum of the Total Contract Amount for the Construction of the Project. Checks Accompanying Bids Not Accepted Shall Be Returned to the Bidders After a Contract is Awarded. Performance and Payment Bonds Will Be Required for This Project. No Bid Shall Be Withdrawn After Opening the Bids Without the Consent of the Owner for a Period of 30 Days. The Owner Reserves the Right to Accept, Reject or Negotiate Any or All Bids and to Waive Any Informality in the Bidding. GENERAL The "Hub" is the central portion of the Legacy Station which includes the Senior Center, Library and the Wood River Food Pantry. The project is broken out and separated from the Senior Center remodel. The Legacy Station project includes demolition, construction of tornado shelters as restrooms, the new south entrance, the central hallway and a storage room, library remodel and vestibule addition and the food pantry. This includes all associated work as described in the Plans and Specifications. The project area encompasses approximately 8,474 square feet. The work includes but is not limited to: A. General and MEP demolition B. Concrete floor removal, footings and floor replacement, exterior stoops C. Removal of a portion of the roof for construction of the tornado shelter D. Building interior modifications including (but not limited to): 1) CMU and concrete storm shelter 2) Wood or metal stud framing. 3) Doors and finishes E. Building exterior modifications including (but not limited to): 1) Partial replacement of the roof 2) Closing existing window openings with block and brick to match 3) Creating opening for aluminum store front door and windows 4) Constructing a concrete stoop 5) East vestibule addition F. Plumbing and fixtures for the restrooms G. Adjustment of existing sprinkler head locations H. Replacing a rooftop unit along with HVAC I. Electrical panel, power and lighting Submit all questions about the meaning or intent of the Plans, Specifications or Contract Documents to the Engineer in writing via email or mail at least seven (7) days before the bid date. The Engineer and the Owner will not be responsible for oral clarification. Binding replies will be issued by written Addenda mailed or delivered to all parties recorded by the A/E as having received the bidding documents. Question Deadline 06/24/2025
