Renovation of a municipal facility in Mayesville, South Carolina. Working plans call for the renovation of a 1,440-square-foot, one-story above grade municipal facility.

As of November 11, 2025, this project is on hold. The owner has determined a prequalified list of design build companies. 1. Introduction The Town of Mayesville is seeking qualified Design-Build firms to provide professional services for the renovation of the Old Town Hall building located at 23 S. Main Street. The scope of work includes the design and construction of a multipurpose public-use space, which will house several new features, including upgraded bathrooms, a great room, office spaces, and appropriate storage for mobile furniture and audiovisual (A/V) equipment. The intent of this project is to create an accessible, functional, and modern facility that serves the local community for meetings, events, and other public gatherings. 2. Project Overview \bBuilding Location: 22 S. Main Street, Mayesville, SC 29104 Scope of Work: \bDesign and Renovation of New Bathrooms: The building will be equipped with ADA-compliant bathrooms, including all necessary plumbing, fixtures, and finishes. \bGreat Room: A large, open, flexible space that will serve as the primary venue for public gatherings and events. It must be designed to allow for easy rearrangement of mobile furniture, such as tables and chairs. \bOffice Spaces: The renovation will include dedicated office areas, with appropriate layouts, lighting, and access to utilities. \bStorage Areas: A dedicated area for storing mobile tables and chairs, audiovisual equipment ensuring easy access and secure storage. \bAudiovisual (A/V) Systems: Installation of integrated A/V systems, including: TVs, smart boards Speakers and microphones Cameras for recording and streaming events Audio and video wiring and connections for ease of use 3. Design Requirements \bAccessibility: All areas of the building must meet or exceed the Americans with Disabilities Act (ADA) standards. \bSustainability: Proposals should prioritize energy-efficient solutions, sustainable materials, and environmentally-friendly construction practices. \bAesthetic Appeal: The building design should reflect a modern, welcoming, and professional aesthetic suitable for a public space. \bFunctionality: The design should incorporate flexible spaces that can be easily reconfigured for different events and group sizes. 4. Construction Requirements \bDemolition: Remove outdated or deteriorated elements of the building as necessary, including old plumbing, electrical systems, and walls. \bStructural Integrity: Any structural repairs or improvements must meet current safety codes and building standards. \bPlumbing, Electrical, and HVAC: All systems should be upgraded to meet the requirements of modern use while ensuring energy efficiency. \bFinishes: High-quality finishes for all spaces, including floors, walls, and ceilings, must be durable, aesthetically appealing, and appropriate for high-traffic use. 5. Submission Requirements Interested firms should submit the following by \: 1.Company Overview: Description of the firm, including qualifications, experience, and key personnel. 2.Relevant Project Experience: Examples of similar public use building design and construction projects, including references. 3.Proposed Approach: A narrative detailing your approach to design, construction, and project management, including: Design and aesthetic approach Construction methodology Timelines for each phase of the project A/V system installation and integration 4.Preliminary Budget: A detailed cost estimate, broken down by design, construction, and A/V system installation. Include any potential cost-saving options. Project Schedule: A timeline outlining key milestones and the expected project completion date. 6.References: Contact information for at least three (3) references from previous clients for whom similar work has been completed. 6.Evaluation Criteria Proposals will be evaluated based on the following criteria: \bDesign Quality: Creativity, functionality, and how well the design meets the project's goals. \bExperience and Qualifications: Relevant experience in designing and building public-use spaces and integrating A/V systems. \bCost: Total cost estimate and overall budget efficiency. \bTimeline: Ability to complete the project within the desired timeframe. \bSustainability and Accessibility: Adherence to environmentally friendly practices and ADA compliance.
