Request for Qualifications for Construction Management Services: City of Centerton Community Center The City of Centerton, Arkansas is accepting proposals for Construction Management at Risk Services (CMAR) for the Construction of a New Community Center Building As of September 17, 2025, this project has been awarded. The City of Centerton Community Center project will include the construction of a +/-50,000 SF Community Center that will include a Pool, Gymnasium, Meeting and support spaces. The Project will be located on a 20-acre site on Keller Road in Centerton, Arkansas. The project will also include +/- 600 feet of road design and construction between Keller Road and Highway 102. The Project will utilize the standard AIA documents including the A133-2019 Standard Form of Agreement Between Owner and Construction Manager and A201-2017 General Conditions of the Contract for Construction. Construction Manager services will include, but are not limited to: - Pre-construction Services - including constructability reviews, cost estimating of design packages, construction schedule, cost control, design meeting involvement. - Project Bidding Services - including solicitation of qualified bidders, analyzing bids, recommending qualified bidders, and providing guaranteed maximum price (GMP). - Construction Phase Services - including management, inspection to ensure contract compliance, daily logs, submittals, safety, claims, meetings, reviewing contractor's schedules, progress reports, writing and negotiating change proposals on behalf of the City, reviewing contractor invoices, testing.- Post Construction Phase Services - including close-out documents, as-built-drawings, and one year warranty.
