Renovation of a detention facility in San Antonio, Texas. Completed plans call for the renovation of a detention facility.
Bid bond and performance bond are required. Bexar County Facilities Management (BCFM) is seeking bids from contractors to replace the condenser and the air handler unit (AHU) that serves the` Bexar County Krier gym. One alternate is to replace the air handler unit serving the Bexar County Krier kitchen area. Contractor responsible for making final utility connections, and start-up. The scope consists of, but is not limited to, the following joint sealant, flashing/sheet metal, roofing, mechanical, plumbing and electrical work, among others. All AHUs, including those in the base bid and alternate, shall be automated and controlled by Honeywell. The contractor is required to reconnect each unit to the existing Direct Digital Control (DDC) system. A Hand-Off-Auto (HOA) switch must be integrated into the new system to ensure the unit can function correctly in the event of a control failure. Contractor is also responsible for replacing the existing hydronic control valves, sensors, and thermostats. Additionally, the contractor must disconnect and reconnect the lightning protection system associated with each AHU. Temporary heating and cooling must be provided by the contractor under both the base bid and alternate bid. . Base Bid: Replace Bexar County Krier Gym Air Handler Unit (AHU) and Condenser Replace the AHU and condenser located on the ground at Building G serving the gym. Contractor is responsible for the execution of all the work as described in the event forms and all attachments. Alternate #1: Replace Bexar County Krier Kitchen Air Handler Unit (Kitchen) Location-3621 Farm Road, San Antonio, TX 78223 Remove and replace existing AHU and condenser with new units and of the same cooling capacity. Remove and replace supply and return ductwork from the unit to the face of exterior wall. Contractor responsible for final utility connections, including equipment start-up before turning over to the County. Replace a dual (condenser and AHU) at Bexar County Krier gym. The existing units are the following. 1. Bexar County Krier gym air handler: Johnson-Marcraft, model FB25-UMDX. The JohnsonMarcraft unit's 30" X 62" return is located inside the north exterior wall of the Krier gym approximately 2' off the floor and the supply vent is approximately 30" X 62", 20' high, above the return vent, on the same wall. 2. Bexar County Krier gym condenser: Mcquay, model ACZ040BC27-ER11, serial STNU51000129. Contractor responsible for utility make safe, disconnection and disposal of existing equipment, furnishing and installing new AHU and condenser, using existing electrical for power connections, furnish, braze and insulate new line set, pressure test lines and pull vacuum, furnish and install duct transitions from AHU to existing duct, remove lock-out/tag-out and start up unit and ensure system operations. Existing equipment is located within a 406 sq ft area in enclosed barbed wired fenced area. The existing concrete pad measures 25'x 37'. The scope of work also includes removing, salvaging and reinstalling the chain-link fabric to remove the equipment. Refer to exhibits and other attachments for more information and scope information. Contractor is to replace existing interior supply/ return grille and filters to match existing size, texture and color. Alternates Remove and replace existing AHU with new unit of the same cooling size, weight and capacity serving the Krier kitchen area. Contractor responsible for final utility connections, plumbing connections to the chill water/ hot water system, including equipment start-up before turning over to the County. The existing unit is the following. 1. Existing Bexar County Krier kitchen air handler: AHU-G1, Temtrol, C15-45-60. The unit is located on the roof on an existing roofing curb. Contractor is responsible for disconnecting and disposing of the existing equipment, furnishing and installing a new AHU, utilizing existing electrical service for power connections, and reusing existing water piping. The contractor must also furnish, braze, and insulate a new refrigerant lineset; pressure test the lines and pull a vacuum; furnish and install duct transitions from the new AHU to the existing ductwork; remove lock-out/tag-out devices; and start up the unit to ensure proper system operation. Contractor responsible for Crane and rigging services are required for rooftop installation on Building G, including obtaining any necessary agency approvals. Contractor is also responsible for patching and repairing any roofing damaged during the removal or installation process. It should be noted that the roof is not under warranty.
