The Governing Board of SAIL is conducting a request for proposals for a general contractor to project manage the school's expansion and modular unit installation. Interested organizations are invited to download and review the RFP and then submit a bid by the deadline. SAIL reserves the right to reject any and all proposals and to waive technicalities. SAIL currently houses grades 6-8 in temporary 8-room portable classrooms to the rear of the campus, as well has a 3-room administrative suite. In May of 2025 SAIL will have those building removed from the campus to be replaced with permanent modular construction adjacent to the larger facility phase one of a two phase expansion project. In issuing the RFP, it is the intent of SAIL that the successful GC will provide the required services for a fixed fee to be mutually agreed upon by the parties. SAIL also intends that the successful GC accept the following stipulations: 1. Individual Trade Contracts will be between the GC and the Trade Contractors, subject to SAIL approval. 2. The GC will be "at risk" in the proposed undertaking and will be responsible for completing the project within the agreed upon timeline. 3. SAIL shall have the authority to suspend or terminate performance of the project. 4. General Contractor will share with SAIL the calculations and assumptions on which the GC's proposed costs. 5. The GC will work to provide infrastructure to support initial modular installation of a minimal 14,000 square foot project and provide support in future installations in accordance with SAIL approved expansion plans. 6. Identify issues and discrepancies between SAIL and outside contractors of this project, include modular providers. 7. Ideal candidate will support completion of both phase one and phase two.
