Renovation of an educational facility in Great Falls, South Carolina. Completed plans call for the renovation of a educational facility.

Replace the existing roof on the building. Contractor to follow and comply with all OSHA safety rules and standards o Contractor to remove entire existing roofing system down to the LWC deck o LWC deck is to be repaired as needed (500 SF of LWC repairs are to be included in base bids) o Remove all any marked units and penetrations. All units and penetrations to be removed are unused equipment supports, equipment, or curbs. These will be pointed out and marked during pre-bid and should be noted by all bidding contractors during pre-bid meeting and included in their project cost. Any old skylights need removed and properly re-decked per SDI standards prior to installation of new roof system. o Inspect concrete fascia and repair as required in order to properly attach new edge metal system. Fascia to be inspected during pre-bid conference. Bidding contractors to remove any areas needed so they are fully aware of condition of concrete fascia. o Install new area divider in areas indicated on roof plans and following the detail provided in the project documents. Flashing detail on "existing roof' side of this area divider is to property flashed and watertight. o Nail down a base sheet to LWC deck with approved LWC fasteners o Fully adhere new tapered insulation package with a minimum slope of 1Z8" per foot. All water is to be directed to new gutter system and if addition slope to properly move the water to the gutters is needed it shall be installed. o Install saddles/crickets behind all units to eliminate any potential ponding behind all roof penetrations and equipment with a minimum slope of 'a: 12. Cricket widths are to be 1/2 their length o Fully adhere new approved y/i" fiberboard per specifications with approved insulation adhesive o Install approved 80 mil base membrane over the coverboard adhered with approved adhesive at a rate of 2-2.5 gallons per 100SF. Base sheet shale meet or exceed all performance characteristics in specifications. All rolls will run horizontal with the gutter edges and shingled (2 way slope to gutters). o Install approved 145 mil cap membrane adhering to the basesheet with approved adhesive at a rate of 2-2.5 gallons per 100SF. Cap sheet shale meet or exceed all performance characteristics in specifications. o Fully adhere 45 degree fiber cant strips in approved adhesive at all perimeter and vertical flashings o All penetrations and curb flashing height is to be a minimum of 8". Penetrations not meeting 8" minimum height are to raised. Approved flashing details provided are to be installed. o Install 2ply flashing details adhered with approved flashing adhesive on all vertical surfaces. o Three course all vertical flashing seams with approved aluminized mastic, approved 6" reinforcement fibric and approved aluminized mastic. Install all new flashing and termination systems at all projections. Prime all projections with approved asphalt primer. o Install projection flashing, wall flashing and the specified gutter flashing detail with fabricated approved flat stock. Prime the substrate with approved primer. All flashings should be sealed with approved roofing cement at the end of each day. Termination bar and caulking should be installed no later than 2 days after the flashings are installed. o Shop fabricate and install fascia, area divider coping, and gutter system per approved detail using approved flat stock. Edge metal is required to be supplied by roofing membrane manufacturer and be included in the edge-to-edge NDL warranty. o Install new stainless steel pitch pockets at all of the specified penetrations and any steal beams. Install storm collars above all pitch pockets and pipe flashings. All pipe flashings should be field wrapped with a clamping ring and sealant before the pitch pocket is installed. o Flood the entire roof surface with approved coal-tar adhesive at a rate of 5-8 gallons per 1 OOsf. Immediately install new pea gravel at rate of 400Lbs. per square. Flood coat material must meet or exceed all performance characteristics provided in specifications. o Replace all sleepers and pipe supports with approved rubber neoprene supports I sleepers o Rehab all metal piping with rust inhibitor primer and then paint with approved color o Rehab all existing metal penetrations (fans) with rust inhibitor primer and then paint with approved color o All exposed vertical flashings are to be surfaced with roll apply aluminized coating at .75 gallons per 100 SF per coat (2 coat application). The second coat should be installed perpendicular to the first coat. Notes: Garla-Brite should not be installed until the 2ply system is given a minimum 30 days to cure. Do not apply unless temperatures are at least 50 degrees and rising. Do not apply if there is a threat of rain or dew forecasted within 24 hours. Mix material with a Jiffy Mixer at low speed prior to application. o Clean up all debris and damage done to grounds, building, and roof top (if any). o The scope of work supersedes any discrepancies in the additional specification sections and/or data sheets. o All contractors must view the manufactures application videos, along with their foreman, to ensure that they understand the proper installation of the specified system. o During pre-bid, if necessary, all contractors are responsible for removing existing roof, take roof cores, and inspect any details, etc.., to make sure that they know what they are dealing with before proceeding with their bid. o All bidding contractors are responsible for their own field measurements. Any measurements provided are approximate only. o All bidding contractors are responsible for the safe storage of all roofing material once it is delivered to the job site. Bidding contractors are responsible for the coordination, acceptance, and proper storage of all roofing material. o Roofing manufacturer to provide Single-Source Edge to Edge No-Dollar-Limit Warranty for 30 Years
