Renovation of a mixed-use development in Coatesville, Pennsylvania. Completed plans call for the renovation of a educational facility.

sealed bids for the renovation of Scott Middle School at 800 Olive Street in Thorndale PA. This is a single scope of work and includes all work necessary for the construction of sidewalks, ramps, striping, casework replacement, flooring replacement, painting, gym floor refinishing, and any demolition necessary to complete the work. All questions and clarifications will be published via addenda.The last day to submit a question is by EOD December 27th. Bidders are responsible for any and all costs associated with the production of plans and specifications for their use. Work will begin after receipt of the signed contract from the Owner. The anticipated award date is January 28th 2025. Pre-construction and submittals work related to the project is to commence immediately after receipt of the signed contract. The onsite work will begin on the premises no later than April 21st 2025. Owner requires all work to be substantially complete by August 15, 2025. Bids must be accompanied by Bid security in the form of a certified check, cashier's check, or Bid bond in the amount of 10% of the base Bid submitted, made payable to the owner, as guarantee that Bidder will, if awarded, enter into contract in accordance with contract documents and submitted Bid. The School District is requesting bids to be made "net of insurance" (OCIP) and will award the contract to the lowest responsible bidder "net of insurance," all as more thoroughly described in the Contract Documents. Under this approach, Contractors and Subcontractors must remove the cost of Owner provided insurance from the Base Bid price. The lowest responsible bidder will be determined on a "net of insurance" basis. In other words, the Base Bid is to be identified by the Contractor excluding costs and expenses for General Liability, Umbrella/Excess Liability, Workers' Compensation, and Builder's Risk Insurance as delineated in the contract documents. Alternate Bids and Unit Prices are also to be set forth excluding cost for such insurance.
