The bids are for a single Prime Contract (general, mechanical and electrical combined) for office area renovations, server room upgrades, finishes updates, and MEPT systems improvements and equipment replacements to the existing Kirkwood Hall Building. Bids shall be on a lump sum basis; segregated sub-bids will not be accepted. Work is anticipated to commence upon award of contract. Work may begin immediately following execution of the agreement and is scheduled to be Substantially Complete February 27, 2026, in one phase as shown on the Contract Documents. Doc Note - Bidders for the Contract may obtain 2 copies of the Bidding Documents by contacting Rapids Reproductions, Cedar Rapids, IA, Ph. 319-364-2473 in accordance with the Instructions to Bidders upon depositing the sum of $100 (written to OPN Architects), for each set of documents. If applicable, contractors and sub-bidders shall pay printing company for associated shipping cost. The deposit will be refunded to Bidders who return the Bidding Documents in good condition within fourteen days after award of project. The cost of replacement of missing or damaged documents will be deducted from the deposit. A Bidder receiving a Contract award may retain the Bidding Documents and the Bidder's deposit will be refunded. Bid security in the amount of 5% of the total bid in the form of certified check, credit union share draft, or surety bond written on an original AIA Document A310, Bid Bond, is required for this project at the time of Bid. The successful bidder will be required to provide surety Performance and Payment Bonds in an amount equal to one hundred percent (100%) of the Contract Sum. The right is reserved to reject any and all bids, or any part thereof, and to waive informalities, and to enter into such contract or contracts as shall be deemed in the best interest of the Owner.
