Site work and new construction of a warehouse / distribution facility in Bryan, Texas. Conceptual plans call for the construction of a warehouse / distribution facility; and for site work for a warehouse / distribution facility.

Brazos County is seeking qualifications for the Architectural/Engineering (A/E) services necessary to assist the County in programing design and construction administration of a new facility for four (4) different County departments, Central Receiving, Records Management, District Clerk Storage, and Voter Records, that will sit on an undeveloped 6.47-acre tract at 718 Ashford Hills Drive, Blk 17, Lot 58. This Requests for Qualifications (RFQs) is for an architect to design facilities and this project as a whole to include, but not limited to the following: 1. Approximately 10,000 square feet of unconditioned warehouse storage. 2. Approximately 10,000 square feet of conditioned warehouse storage. 3. Individual, secure office spaces for four (4) independent departments, including storefront, public counter, and office space. 4. Shared back-of-house amenities, including restrooms, breakroom, IT/Mechanical and copy room. 5. Loading dock for multiple 18-wheelers and ramp for ground level deliveries. 6. Covered parking for new vehicles, surplus vehicles, surplus heavy equipment, container units, trailers, etc. 7. Site security fencing and screening. 8. Required landscaping. This project is laterally bidding out the Construction Manager at Risk (CMAR) that will assist with this project. Commissioning services will be performed by the county's contracted vendor, Tom Green & Company Engineers throughout the project. Along with the CMAR, the County will also provide the project management software, Procore, for all design and construction team members to use as a requirement. 9. Site development build-out including sanitary sewer, stormwater capture and detention, electrical, telecom, fire loop, site lighting, employee parking, public parking, etc. The County reserves the right to accept or reject in part or in whole, any proposals submitted, and to waive any technicalities for the best interest of the County.
