construction of interior renovation work totaling approximately 26,800 square feet at Ottumwa High School located in Ottumwa, IA. Lump-sum bids will be received for: General Construction including Mechanical and Electrical Construction. Construction may begin following Owner receipt and approval of required Contracts, Bonds and Insurance. The Owner requires that all phases of the Project be Substantially Complete on or before the 26th day of September, 2025. Bidders will be required to provide security deposit in the form of a Bid Bond executed by a corporation authorized to contract as surety in the State of Iowa, cashiers or certified check drawn on a solvent Iowa bank or a bank chartered under the laws of the United States, or certified share draft drawn on a credit unit in Iowa or chartered under the laws of the United States of a sum not less than 5 percent of the Base Price/Sum The bid security should be made payable to the Ottumwa Community School District. The bid security must not contain any conditions either in the body or as an endorsement thereon. The bid security shall be forfeited to the District as damages in the event the successful bidder fails or refuses to enter into a contract within 10 days after the award of contract and post bond satisfactory to the District insuring the faithful fulfillment of the contract and the maintenance of said work, if required, pursuant to the provisions of this notice and the other contract documents. The successful Bidder will be required to furnish a Certificate of Insurance and Performance and Labor and Material Payment Bonds both in an amount equal to 100% of the Contract Price and in accordance with other requirements outlined in the Bid Documents. The Board of Education reserves the right to accept or reject any or all Bids, or any part thereof, and to waive informalities or irregularities allowed by law and to enter into such Contract or Contracts as may be deemed in the best interests of the Ottumwa Community School District. All bids will be governed by applicable provisions in the Iowa Code and Ottumwa Community School District policies, including its Non-Discrimination Equal Employment Opportunity and Affirmative Action Policy. A. Construct Work in phases to accommodate Owner's occupancy requirements during the construction period, coordinate construction schedule and operations with Owner and Architect/Engineer: 1. Phase 2B-2: First Floor Restrooms 1) Work shall include interior renovation work indicated on Drawings. 2) Work may be started following Owner receipt and approval of required Contracts, Bonds and Insurance. 3) Work shall be Substantially Complete on or before the 8th day of August 2025. 4) Temporary construction and controls shall be provided as follows: i. Egress at existing building exits to be maintained. 2. Phase 2B-2: First Floor Art, Second Floor Music (Building Core): 1) Work shall include interior renovation work indicated on Drawings. 2) Work may be started March 1, 2025 3) Work shall be Substantially Complete on or before the 8th day of August, 2025. 4) Temporary construction and controls shall be provided as follows: i. Egress at existing building exits to be maintained. 3. Phase 2B-3: First Floor CAD Room, Second Music Rooms 1) Work shall include interior renovation work indicated on Drawings. 2) Work may be started June 1, 2025 3) Work shall be Substantially Complete on or before the 8th day of August, 2025. 4) Temporary construction and controls shall be provided as follows: ii. Egress at existing building exits to be maintained. 4. Phase 2B-4: Fourth Floor Science Room. 1) Work shall include interior renovation work indicated on Drawings. 2) Work may be started May 1, 2025. 3) Work shall be Substantially Complete on or before the 8th day of August, 2025. 4) Temporary construction and controls shall be provided as follows: i. Egress at existing building exits to be maintained. 5. Phase 2B-5: Second Floor Music, Circulation, Alternate #1 work 1) Work shall include interior renovation work indicated on Drawings. 2) Work may be started June 1, 2025 3) Work shall be Substantially Complete on or before the 26th day of September, 2025. 4) Temporary construction and controls shall be provided as follows: i.
