Repair and Preventive Maintenance (Phase 1) of the NJCU Parking Structure and Plaza PURPOSE AND INTENT Pursuant to N.J.S.A. 18A:64-54, New Jersey City University ("NJCU" or the "University") is issuing this document, a Request for Proposals ("RFP") for the Repair and Preventive Maintenance (Phase 1) of the NJCU Parking Structure and Plaza to qualified general contractors to submit contractors to provide complete single prime construction costs to complete the below mentioned construction project per the contract documents. PURPOSE OF WORK New Jersey City University intends to do a phased repair of our Parking Structure on the main campus located in the Gilligan Student Building. We also want to ensure preventive maintenance is done to ensure that the parking structure is safe and usable throughout all phases of the project. SCOPE OF PROJECT The following is a basic overview of what we're requiring in this Phase. More information can be found in the attachments: Partial Depth Concrete Slab Repairs Full Depth Waffle Dome Slab and Rib Repairs Overhead Beam and Slab Repairs Overhead Rib Repairs Column Spall Repairs Installation of New Concrete Curbs Removal and Reinstallation of Existing Pavers Installation of New Expansion Joint Seals Removal and Replacement of Existing Protected Waterproofing Membrane System Removal and Replacement of Existing Traffic Bearing Membrane System Topping Slab Removal and Replacement The intent of this RFP is to award a contract to a responsible bidder, whose bid, conforming to this RFP, is most advantageous to NJCU, price and other factors considered. Should additional work be required that falls under the subject of the awarded contract during the contract term the University reserves the right to separately procure the individual requirements and subsequently requesting the contractor to submit a written proposal and upon approval, a purchase order will be issued to authorize the work. The University considers any information which it may have released either orally or in writing prior to the issuance of this RFP, to be preliminary in nature and the University shall not be bound by such information. The University's obligation is contingent upon the availability of funds. NJCU Response to Bidders with advertised Addendum #1 January 22, 2025 No special consideration will be provided to any bidder that does not attend the recommended Pre-Bid Meeting and/or Site Inspection. Question Deadline 01/15/2025 Inquiries regarding this RFP must be submitted in writing and can either be e-mailed to Edie DelVecchio, edelvecchio@njcu.edu, Jenell Santiago, jsantiago6@njcu.edu , and Amanda McGee, amcgee@njcu.edu. Addendum to this RFP, if any, will be posted electronically and emailed to anyone who obtained the bid. Telephone calls will not be permitted. Responses received after this time and date will not be considered. E-mailed and/or faxed proposals will not be accepted. The University is not responsible for lost or misdirected documents. Bids must be enclosed in a sealed envelope/package bearing the name of the Bidder and RFP # 24-006 clearly marked on the outside of the envelope. The prospective bidder assumes sole responsibility for submitting a complete bid proposal in response to this RFP. No special consideration will be given after bid proposals are opened because of a bidder's failure to comply with all requirements of the RFP.
