Renovation of a mixed-use development in Hays, Montana. Completed plans call for the renovation of a 39,999-square-foot educational facility.

Renovations at Lodgepole Elementary School, the elementary gym, and four teacher housing units. The project includes roof removal and replacement across approximately 39,999 square feet, including new roofing systems, drainage components, and other necessary upgrades. Contractors must be fully bonded, insured, and compliant with Montana prevailing wage laws. Work is scheduled to begin on May 22, 2025, and must be completed by August 8, 2025. This Request for Proposal seeks proposals for the below identified work at the following locations: o Lodgepole Elementary School o Lodgepole Elementary Gym o Four Teacher Housing Units as depicted in the supplied scope of work and project drawings. 1. Roof Removal and Installation: o Removal of existing roofing systems, including metal roofing and EPDM membranes, as necessary. o The contractor is responsible for identifying any deteriorated substrate during removal and providing a unit price per square foot for addressing any substrate deterioration. 2. Roof Systems and Components: o Furnish and install new roofing systems as outlined, including tapered roof systems for proper drainage, ice and water barriers, synthetic underlayment's, and 26-gauge ribbed metal roofing. o Install 26-gauge prefinished edge metal (color to be selected by the Owner), gable trim, eave trim, and necessary flashings for pipes and attic vents. o Ensure all roofing work complies with industry code requirements. 3. Teacher Housing Units: o Remove and replace the existing roofing for the four teacher housing units. Specific quantities and materials are described in the scope document. 4. Roof Size and Specifications: The total area of roofing to be replaced is approximately 39,999 square feet, including school buildings and teacher housing. 5. Permits and Compliance: o The contractor must be fully bonded, insured, and provide proof of liability insurance with the Owner named as an additional insured. o The contractor is responsible for obtaining all necessary permits and paying Montana prevailing wages. o Per the requirements in Montana Code Annotated 18-1-201, each bid shall be accompanied by a cashier's check, a certified check, cash, or a bid bond with a surety company licensed to do business in the State of Montana in an amount not less than ten percent (10%) of the base bid total, made payable to Hays Lodgepole School District purposes of this provision. The School District reserves the right to hold the bid security of all Bidders until the successful Bidder has entered into the Contract and furnished the required performance security and insurance certificates, or if no award has been made within sixty (60) days after the date of opening of bids, upon demand of the Bidder at any time thereafter, so long as the Bidder has not been notified of the acceptance of the Bidder's bid. o o Should a Bidder fail to enter into contract and furnish bonds within fifteen (15) days after the contract has been awarded in writing, the bid security may be retained in its entirety by the School District as liquidated damages, not as a penalty, for such failure or refusal. Attorneys-in-fact who sign bid bonds, or contract bonds must file with each bond a certified and effectively dated copy of their power of attorney. o The successful bidder will be responsible for obtaining a good and sufficient bond with a surety company licensed in the State of Montana which covers the full amount of the contract pursuant to Mont. Code Ann. 18-2-201. 6. Warranty: o The roofing system must be backed by a 25-year manufacturer's warranty 7. Protection of Work: The Contractor shall take steps necessary to protect the work from loss or damage by the elements, including fire, flood, rain, wind, hail, snow, cave-ins, collapses, and other hazards. 8. Work Schedule: Work on the project is to commence on May 22, 2025 and must be completed by August 8, 2025. A mandatory bid bond of 10% of the base bid is required, and all proposals must be valid for 120 days
