As members of TCHC's Design Build Services for the Rapid Delivery of Townhouses Program Roster, Vendors will be providing complete design build services as required to implement across the TCHC portfolio. The Category of Work for this Roster is Construction. The scope of work related to this RFPQ is sub-categorized as Multidiscipline Construction Work. TCHC will use this RFPQ as a method to develop and maintain a list (roster) of Vendors who meet the minimum standards to be considered for the subsequent procurement of Design Build services for the rapid delivery of townhouses and will work in close collaboration with TCHC to execute for select locations. This prequalification process gives the Proponent an opportunity to demonstrate their team's experience and capabilities through a set of rated criteria as set out in the RFPQ. Proponents will be evaluated based on their experience, staff qualifications and ability to deliver a high-quality service. All proponents which prequalify for the roster must enter into a Roster Framework Agreement with TCHC (Appendix B.1). Subsequent Requests for Quotations (RFQ) will be requested from the list of prequalified Proponents which TCHC anticipates will be throughout 2027 - 2038 as funding is approved. A pilot project of one block of approximately 20 modular or prefabricated townhouse units planned for a downtown Toronto Community Housing (TCHC) property in the City of Toronto. Upon completion of a successful pilot, TCHC may elect to proceed with Request for Quotations (RFQ) on additional blocks of townhouses on the same or different sites using the same or similar designs throughout 2027-2038.
