Services to be performed to include pre-construction services and ultimately construction management services for tenant improvement construction within a four-story vacant office building, separate two-level 500-space parking garage, on a 6.3-acre parcel. The building is approximately 93,000-square feet consisting of 79,500-square feet shell condition and 13,500-square feet finished first floor suite & core through all four floors. Building improvements intended for general office space use. Parking structure to include security, access control and lighting upgrades. Site to include remediation of grading and drainage issues, and landscape and irrigation upgrades. The project location is: 2233 W. Dunlap Ave., Phoenix 85021. Estimated Amount: $1.00 The scope will include pre-construction and construction services. The selected firm will begin in an agency support role for the pre-construction services and will, at some point prior to construction, assume the risk of delivering the project through a guaranteed maximum price contract.
