Demolition, site work, asbestos abatement and new construction of a mixed-use development in Newport, Rhode Island. Completed plans call for the demolition of a multi-residential development; for the construction of a multi-residential development; for site work for a multi-residential development; and for asbestos abatement for a multi-residential development.

Project Description: The “Park Holm Phase 5A” project consists of bulk demolition of (7) existing total wood framed building housing 20 units. There are three (3) two-story 4-unit buildings and four (4) one-story 2- unit buildings. Demolition includes asbestos abatement. New construction is new wood frame, slab on grade construction of forty five (45) total apartments within (3) buildings which are stacked multi-family style. The project also includes brownfield remediation due to low levels of arsenic in the soil and site improvements. Trades Include: Abatement, Structure Demolition, Sitework, Landscaping, Site Furnishings, Concrete (Flatwork & Formwork), Concrete Materials, Steel Reinforcement, Miscellaneous Metals, Wood Framing, Finish Carpentry, Insulation, Damp-proofing, Fiber Cement Siding, Shingle Roofing, Vinyl Windows, Doors/Frames/HW, Storm Doors, GWB, Veneer Plastering, Resilient Flooring, Ceramic Tile, Paint, Toilet Accessories, Postal Specialties, Site Signage, Fire Extinguisher Specialties, Residential Appliances, Residential Cabinets, Window Treatments, Fire Protection, Plumbing, HVAC, Electrical & Fire Alarm. Labor Requirements - Davis-Bacon Wage Rates Sales Tax - This is a Tax Exempt project Anticipated Construction Start - 6/1/25 RFIs (Due to Delphi): 1/3/25 by 12 P.M (email to jboudreau@delphiconstruction.com) Alternates: Alt #1 - Alternate LVT Material: Provide 20 mil. wear layer glue-down LVT in lieu of 12 mil. wear layer glue-down LVT which is base bid. Refer to spec section 096519a for alternate material spec. Alt #2 - Closet Lights: Provide 20 mil. wear layer glue-down LVT in lieu of 12 mil. wear layer glue-down LVT which is base bid. Refer to spec section 096519a for alternate material spec. Alt #3 - Hollow Core Closet Doors: Provide hollow core doors at all bedroom closet door locations in lieu of solid core. Alt #4 - Level 4 Drywall Finish vs. Plaster Veneer: Provide level 4 drywall finish throughout all walls in lieu of veneer plaster Alt #5 - Windows: Provide Stergis Stormgate vinyl windows including impact glazing in lieu of Kolbe fiberglass composite windows including impact glazing. Alt #6 - Sub-Slab and Footing Base: Provide foamed glass aggregate under all concrete slabs in lieu of rigid insulation and crushed stone. Also, provide foamed glass aggregate under all footings in lieu of crushed stone. See alternate spec section 022000 Unit Pricing: Unit Price #1 - $$/cyd: Provide and install more or less clean gravel fill than indicated on the drawings and as Contained within the Allowances section of these specifications. Price to include all associated costs including but not limited to equipment, labor, supervision, transit, travel, etc. Unit Price #2 - $$/cyd: Add or deduct large boulder (excess of 1 cyd) removal from specified amounts. Boulders shall be kept on site and used as landscape features and/or retaining features. (refer to allowances) Unit Price #3 - $$/cyd: Add or deduct ledge removal by use of hydraulic hammer from specified amounts. (refer to allowances) Unit Price #4 - $$/cyd: Unsuitable Soil. Cost to remove excess contaminated soils as described within the SMP (Soils Management Plan) Estimated Start of Construction....................................................................................March 1, 2025 • Substantial Completion .........................................................T.B.D.
