Site work and new construction of a mixed-use development in Awendaw, South Carolina. Completed plans call for the construction of a fire / police facility; and for site work for a fire / police facility.

**As of October 22, 2025, this project has not yet been awarded. A timeline for the award has not yet been established.** The Procurement Division for the Town of Mount Pleasant (Town) will receive Bids from qualified and interested Bidders for the construction of Phase 1 of the Mount Pleasant Fire and Police Training Facility as specified within the Bid Documents contained herein. The existing fire and police training facility is an approximately 39-acrea site in Charleston County. The property is located at 5400 Seewee Road, Awendaw, SC 29429, identified as TMS# 629-00-00-311. The property is currently an active training facility for the Town's Fire and Police Departments. Phase 1 construction of the work will include but not be limited to a recovery pavilion, a material storage building, a big top tent structure (provided by the Town), a maintenance shed, a small storage shed, a grassed K9 training area, gravel parking area and internal roadways, lighting, planting/landscaping and all associated utility infrastructure; including but not limited to, storm sewer, water service lines, sanitary sewer service lines, septic tank, force main, septic drain field and electrical/power. The wetland areas will remain undisturbed with no construction activity occurring within those limits. Future phases of construction include a multi-purpose building and an indoor gun range with associated parking The successful Bidder will be responsible for the storage and re-use of the gravel, rip-rap, training fire hydrants and dry hydrants on-site. A Bid deposit is required from all Bidders, equal to five (5%) percent of the Bid amount. These deposits may be in the form of a certified check, cashier's check, or bond. Separate Performance and Material and Labor Payment Bonds equal to one hundred (100%) percent of the contract amount will be required from the successful Bidder upon signing of the Contract. All contractors must be properly licensed by the State of South Carolina. This Invitation does not commit the Town to award a contract, to pay any costs incurred in the preparation of a Bid, or to procure or contract for the articles of goods or services. The Town reserves the right to waive any informalities or irregularities in the solicitation, to negotiate with all qualified Bidders, to accept or reject any or all Bids received as a result of this Invitation, to cancel in part or in its entirety and to award or refrain from awarding the project to any Bidder, if it is in the best interest of the Town to do so. The construction time for this project shall be three hundred sixty-five (365) calendar days from the commencement date in the Notice to Proceed.
