Reference Number 0000372625 Delivery Point Town of Castle Rock The Town of Castle Rock is requesting proposals to provide complete Construction Manager / General Contractor (CMGC) services for the Castle Rock Fire Station #156 & Fleet Facility. The scope of services provided by the selected CMGC candidate will include industry standard assistance to the Town during the process of preconstruction, and upon successful negotiation of a GMP, extending to construction, and the warranty period. PROJECT DESCRIPTION The Town of Castle Rock is requesting proposals to provide complete Construction Manager / General Contractor (CMGC) services for the Castle Rock Fire Station 156 & Fleet Facility. The project will be located at a currently unaddressed property, at the Town of Castle Rock Cobblestone Open Space, on the west side of the intersection of Castle Oaks Drive and Pleasant View Drive. Construction Services will be contracted using Town of Castle Rock Construction Contract, AIA A133 - 2019 Standard Form of Agreement Between Owner and Construction Manager as Constructor: Cost of the Work Plus a Fee with a Guaranteed Maximum Price. The selected CMGC shall provide value-added services during design, bidding, permitting, construction, and facility commissioning. It is intended that the CMGC join the Project Team during the Design Development phase. The selected CMGC shall provide, but not be limited to, pre-construction services as identified in Part Two, including full project cost estimating at the 100% Design Development deliverable, constructability review as coordinated with the design team, permit submission assistance, scheduling, phasing/sequencing recommendations, and identification of cost reduction suggestions and strategies. At the Construction Documents Permit Set, the CMGC shall provide a Guaranteed Maximum Price proposal including a final construction schedule for Construction Manager/General Contractor services to construct the project as designed. The CMGC's services during the Construction Services phase include, but are not limited to, construction management, administration, field supervision, coordinating subcontractors, maintaining quality, meeting schedules, and providing the general conditions work for the completion of a functional, operational facility to the intent of the project design. Generally, all trade contracts shall be competitively bid by the CMGC and assigned to the CMGC's contract; however, when circumstances are warranted, the CMGC will be allowed to self-perform work that it traditionally performs with its own forces. This work shall be competitively bid by the GC against other contractors performing the same scope of work (see Part Two, 2(m)). Architects Services have been contracted using AIA B133-Standard Form of Agreement Between Owner and Architect, Construction Manager as Constructor Edition. The Design Team has completed Schematic Design, which is attached. The Schematic Design generally describes the scope, quality, and general constructability of the project.
