Medical Laboratories - Renovate Lower Level Laboratories Targeted Small Business (TSB): The certified Iowa TSB participation goal for this project is 10 percent (10%) of the Base Bid. This establishes the amount that should be reported on the Final Payment Reporting Form as part of the TSB Program. DESIGN PROFESSIONAL: INVISION Architecture Brett Van Zee 900 Mulberry Street Des Moines, IA 50309 Project Location: Work shall be performed under this Contract on the campus of the University of Iowa at Medical Laboratories, Lower Level, 25 South Grand Avenue, Iowa City, IA 52246. b. The Constructor shall furnish all labor, materials, tools, equipment necessary for, and incidental to, construction of this project as indicated on Drawings dated January 16, 2025. c. Work shall include everything requisite and necessary to finish work properly, notwithstanding that not every item of labor or materials or accessories required to make project complete may be specifically mentioned. d. General Description of Work: 1) Project consists of the renovation of existing laboratories into open collaborative space, providing accessibility for departmental spaces, and upgrading interior finishes in both laboratory and administrative areas. Mechanical, electrical, plumbing, technology (IT) and fire suppression systems will be upgraded in the areas affected by this project as well. 2) Alternates: None. 3) Allowances: Allowances shall include the costs of materials, supplies and equipment delivered to the Worksite, less applicable trade discounts and including requisite taxes, and unloading and handling at the Worksite, unless specifically stated otherwise. The Constructor's Overhead and profit for the allowances shall be included in the Contract Price, but not in the allowances. The Contract Price shall be adjusted by Change Order to reflect the actual costs when they are greater than or less than the allowances. Allowance 1: Lab Casework - Contactor shall include an allowance in the Contact Sum (Base Bid) in the amount of Six Hundred and Thirty Thousand Seven Hundred Forty-Nine dollars and Fifty-Three cents, ($630,749.53) for laboratory fume hoods, laboratory casework and moveable bench laboratory furniture system as specified in Sections 11 53 10, 12 35 53 and 12 35 54 respectively. Allowance 2: Plumbing Repair - Contractor shall include an allowance in the Contract Sum (Base Bid) in the amount of Twenty thousand dollars, ($20,000.00) for replacement of existing plumbing piping, fittings, valves and accessories found during construction that is damaged, nonfunctional or in need of replacement. Unit Prices: For changing quantities of work outside the Scope of Work, upon written instructions of the Owner, the following unit prices shall prevail. Unit prices shall be total cost to Owner, per unit of Work, including indirect costs and overhead and profit. Unit Price No. 1: REPLACE Tunnel 2-inch Sanitary Piping. All labor, material and equipment is included in this Unit Price. Pricing shall be per linear foot of 2-inch tunnel sanitary piping meeting requirements as described in Division 22. Pricing includes complete removal of existing, replacement with new, hanging/supporting, fittings/connections/accessories. Refer to plumbing drawings for base bid tunnel plumbing scope. ADD per linear foot of 2-inch tunnel sanitary piping replacement. Unit Price No. 2: REPLACE Tunnel 4-inch Sanitary Piping. All labor, material and equipment is included in this Unit Price. Pricing shall be per linear foot of 4-inch tunnel sanitary piping meeting requirements as described in Division 22. Pricing includes complete removal of existing, replacement with new, hanging/supporting, fittings/connections/accessories. Refer to plumbing drawings for base bid tunnel plumbing scope.
