The project is expected to be awarded on March 07th, 2025.** GTCC Jamestown Campus New Fire Training Tower The scope of work includes, but is not limited to, the design, fabrication, and erection of a (4) Story Class A Burn Building and a (1) Story Vent Over Fire Prop that meet the requirements outlined in NFPA 1402, Standard on Facilities for Fire Training and Props, with associated utility, pavement, structural and electrical components. The unit(s) design will offer skill testing capabilities that meet minimum Firefighter I training requirements for basic firefighting skills as directed in the NFPA 1001-1402-1403-1500. o The unit(s) will be designed, fabricated and erected utilizing the most current codes, (including but not limited to NC Building Codes) standards and recommendations, published for this type of facility. o All structural components shall be of non-combustible material, consisting of stainless steel, galvanized, corten, and mild steel. o All components will consist of NEW materials. o Contractor will submit for and obtain associated building permit from Guilfrod County. o Provide shop drawings for all systems, structures, components, etc. for owner and engineer approval prior to fabrication. Class A Burn Building Building Components: o Utilize 7 - 40' New 8' x 40' Containers and 5 - 20' New 8' x 20' Containers for the construction for the 4-story structure. This will involve design, cutting, welding, and reinforcing the containers to create a stable structure. o The burn building will include (2) Class A Burn Bedrooms on the 1st floor, and (1) Class A Burn Bedroom on both the 2nd and 3rd floor, each measuring approximately 8' x 14' (112 sqft). o Design and construct a total of (4) burn rooms designed to withstand heat up to 1200 degrees F. o Include exterior FDC (fire department connection) and Inner Gate Valve on the 1st, 2nd, and 3rd floors to ensure proper water supply for firefighting exercises. o Incorporate a sprinkler head connected off the standpipe system on the 1st floor to provide additional fire suppression capabilities. o Design and construct a 4-story galvanized inner stairwell from the 1st floor to the 4th floor, with exits to the 4th-floor roof deck for safe egress and emergency scenarios. Stairs and associated components (layout, dimensions, handrails, guardrails, etc.) must comply with NC Building Code. Stairs will be made of 25 year galvanized steel material in compliance with OSHA standards with 36" tread surface. All handrails will be made of galvanized steel material with 25 year life expectancy in compliance with OSHA standards. o Include a 4th-story roof deck with a covered awning over at least half of the surface area to provide shade and weather protection. o Design and install scuppers in burn rooms to aid in washout, ensuring the safe and efficient removal of debris and water from the burn rooms. o Floor structure in the burn chamber(s) will be of 1/8" stainless steel diamond plate. All Non-burn area flooring will consist of 16 ply Apitong wood and have a minimum of 350# sf ft capacity, all apitong wood floor will be sealed with anti-skid rhino lined material. Burn room will have 10 gauge stainless steel corrugated panels with 2000 ceramic blanket behind panels. o Exterior finish shall be painted per customer's choice of color, with quality 2 part marine urethane finish and top clear coat Safety and Security Features: o Ensure all rooftop active roof decks have OSHA (Occupational Safety and Health Administration) Approved Railings and 4" Toe-kick to provide fall protection for personnel using the roof decks. o Install hose flaps on all entry doors to facilitate the passage of hoses and maintain the integrity of the doors during training exercises. o Include 20- 36" x 36" Standard Windows with skinned plates on the exterior for ventilation and observation during training scenarios. All windows will be constructed of steel welded assembly with locking mechanism (36"x36") 2 stainless hinges. o Use 36" x 80" Standard Egress Doors and 2- 36" x 80" Forced Entry Doors to ensure safe egress and provide access for training exercises. All doors will be constructed of steel welded assembly with locking mechanism (36"x80") 3 stainless hinges. o Design, fabricate and install exterior stair to serve any egress door that does not discharge at grade. Stairs and associated components (layout, dimensions, handrails, guardrails, etc.) must comply with NC Building Code. Stairs will be made of 25 year galvanized steel material in compliance with OSHA standards with 36" tread surface. All handrails will be made of galvanized steel material with 25 year life expectancy in compliance with OSHA standards. Top and bottom landings shall be equal to the width of the stairwell. o Incorporate 2- 5000 # OSHA Approved Rappel Anchors with rope guide system on the 4th Level Roof Deck to support rappelling exercises for training and emergency scenarios. The rear of the building should have a skinned plate for rappelling purposes o Provide 4- Heavy Duty 3 Pallet Position Burn Carts for moving and positioning burn materials during training sessions. o Install flush-out / debris clean-out hatches for each burn room to facilitate cleaning and maintenance. o Ensure drains on the floor throughout the building are maintained to manage water and debris during training exercises. o Incorporate square tube railings with toe kick on the 4th floor to meet safety standards and provide fall protection for personnel. o Design and install bar grate floor coverage on the 4th floor to provide a durable and safe walking surface for personnel. Special Features: o Include department graphics installed on the tower to visually identify the facility and enhance realism during training scenarios. Coordinate design and placement with owner. o Design and install movable roof props to be placed on 2nd and 3rd-floor roof decks to create realistic training scenarios and challenges for personnel. Coordinate design and placement with owner. Structural Requirements: o See structural drawings by SKA for foundation design. Electrical Requirements: o One (1) wall mounted LED light fixture (Jelly Jar) at each landing of the enclosed stairwell, four (4) total. o One (1) wall mounted LED light fixture (Jelly Jar) at each entry door to the training unit. o One (1) LED 4' light fixture with fiberglass housing and high impact-resistant frosted acrylic lens surface mounted to the bottom of the roof canopy. o Four (4) total wall mounted LED light fixtures (Jelly Jars) mounted at each corner of the training unit located at top of second story compartment. o One (1) GFCI receptacle with cast aluminum weatherproof in use cover at each landing of the enclosed stairwell, four (4) total. o Two (2) GFCI receptacles with cast aluminum weatherproof in use covers located on the exterior of the training unit. Coordinate locations with owner. o One (1) 208/240V single phase Nema 3R electrical panel with a 30A, 2-pole main circuit breaker mounted to the exterior of the training unit. o One (1) 20A rated, specification grade light switch in cast metal exterior weatherproof enclosure for on/off control of all light fixtures mounted adjacent to the exterior electrical panel. o All above mentioned receptacles and light fixtures shall be wired from the training unit electrical panel in EMT conduit. o All Jelly Jar light fixtures shall be IP66 rated, with cast aluminum housing and tempered glass globe with metal guard. o See electrical drawings by SKA for additional requirements. o Provide electrical shop drawings for approval prior to fabrication. Vent Over Fire Prop Building Components: o Utilize 1 - 40' New 8' x 40' and 1- New 8' x 20' Double Door Container for the construction. o Design and construct one Class A burn room measuring approximately 8'x14' (112 sqft) that meets the requirements outlined in NFPA 1402, Standard on facilities for fire training and associated props. It must be designed to withstand heat up to 1200 degrees F. o Design and install scuppers in the burn room to aid in washout, ensuring the safe and efficient removal of debris and water from the burn rooms. o Include an active roof system will include grate floor coverage over the burn room. o Include a 96'x72' framed vent area with OSB coverage with 2'x4' studs 16" on center for cutout and breaching purposes. o Provide one Heavy Duty 3-pallet Position Burn Cart for moving and positioning burn materials during training sessions. Burn cart finish shall be painted per customer's choice of color, with quality 2 part marine urethane finish and top clear coat o Include one heavy-duty, non-locking door for the burn room wall. o Include an inner framed wall located approximately 12' from the opposite end of the burn room that consists of one standard steel fabricated access door with hinged and pinned slots that allows for safe hose passage and one standard breach window o Exterior finish shall be painted per customer's choice of color, with quality 2 part marine urethane finish and top clear coat Safety and Security Features: o Ensure the active roof deck has OSHA (Occupational Safety and Health Administration) Approved Railings and 4" Toe-kick to provide fall protection for personnel using the roof decks. o Design and install a bar grate floor coverage and a 36" perimeter walkway around the burn room roof area.
