Renovation of a clubhouse / community center in Flint, Michigan. Completed plans call for the renovation of a clubhouse / community center.

As of March 07, 2025 this project has not yet been awarded. A timeline for the award was not yet been established. SCOPE OF WORK: The City of Flint, Finance Department of Purchases & Supplies, is soliciting sealed bids for providing: MOTT PARK CLUBHOUSE BASEMENT WATERPROOFING Scope of Work: Basement Waterproofing and Related Improvements 1. Waterproofing & Leak Prevention o Leaking Walls: o Inspect walls for cracks or other sources of water penetration. o Apply waterproofing solutions such as sealants or membranes on the interior walls. o Reinforce exterior waterproofing by digging trenches around the foundation, applying a waterproof membrane, and installing a drainage system, if necessary. o Ceiling Leaks: o Identify the source of the ceiling leaks (e.g., roof or upper floors). o Repair any cracks or holes in the ceiling. o Install waterproofing barriers above the ceiling. o Patio Sealing: o Apply water-resistant sealant to the surface of the patio to prevent water penetration. o Ensure proper drainage by installing a drainage system where needed to channel water away from the patio and foundation. o Soil Leveling Around Patio: o Re-grade the soil around the patio to ensure proper water runoff. o Create a slope away from the building foundation to prevent water pooling. 2. Structural Reinforcement o Steel Beams in Basement: o Inspect steel beams for corrosion or damage caused by moisture exposure. o Clean and treat steel beams with rust-resistant coatings. o Repair or replace any compromised beams. 3. Mold Remediation & Cleaning o Mold Cleaning: o Conduct a thorough inspection to identify all areas affected by mold. o Use appropriate cleaning agents to remove mold from walls, floors, and ceilings. o Install HEPA filtration systems during cleaning to ensure air quality. o Painting: o Apply anti-mold and moisture-resistant paint to all walls and surfaces in the basement after mold removal. o Use mildew-resistant finishes to prevent future mold growth. 4. HVAC & Ventilation o GVAC Installation (General Ventilation and Air Conditioning): o Install a dehumidification system or HVAC unit to maintain optimal humidity levels. o Ensure proper air circulation and drying in the basement to reduce condensation. o Install vents or exhaust fans to enhance airflow and prevent damp conditions. 5. Additional Measures o Ongoing Monitoring: o Set up moisture detection systems in critical areas of the basement. o Implement a maintenance schedule to regularly inspect and clean HVAC and waterproofing systems. No bid will be considered from any person, firm or corporation in arrears or in default to the City on any contract, debt, taxes or other obligation, or if the Bidder is debarred by the City of Flint from consideration for a contract award pursuant to Section 18-21.5 (d) of Article IV of the Purchasing Ordinance of the City of Flint.
