Site work and new construction of a mixed-use development in Charlotte, North Carolina. Completed plans call for the construction of a 44,000-square-foot, two-story above grade municipal facility; and for site work for a municipal facility.

Albion General Contractors has been selected as the design-build contractor for the new Charlotte Mecklenburg Animal Care & Control Adoption Facility- a 2-story, 44,000sf building to be constructed on an existing vacant parcel at 5400 S. Tryon Street. In order to meet the anticipated project schedule, we are preparing pricing for an early sitework package that will consist of the following scopes: 1. Clearing & grubbing 2. Phase One erosion control 3. Mass grading 4. Haul off of unsuitable materials 5. Selective haul in and backfill 6. Surveying 7. Shotcrete wall / Soil-nailing / soldier piles w/ lagging / etc. 8. Temporary stabilization The site was previously used as a dumping ground for soil and construction debris, including tree stumps, wood, concrete and masonry. The topography of the site required the design of a 2-story structure, which allows the removal of a majority of the unsuitable material by excavating to +/- elevation 665, which is 1' below the finished floor elevation of the lower level of the building. All unsuitable material below the building, as well as the parking lots and driveways must be removed, so the intent of this package is to remove all of that material from the site, and import as much material as can be placed under the front parking area while still allowing for construction of the lower level (the remaining area under the front parking area will be backfilled with imported material after retaining walls have been constructed. Additionally, the retaining wall on the plan North side of the site will need to be constructed in conjunction with the mass grading scope, as the wall is adjacent to a stream buffer that cannot be encroached into for construction. We are seeking proposals for retention systems that will not encroach into the buffer, and are open to soil-nailing, soldier piles with lagging with a shotcrete face, or any other suggestions you may have. The site is available for inspection at any time, with parking available at the adjacent tennis facility during your inspection. We anticipate mobilization for this scope of work to occur in July of this year. The project has CBI (Charlotte Business Inclusion) goals for MBE, WBE and SBE firms that are part of the CBI program, including lower-tier participation, so we encourage utilization of CBI vendors as part of your proposals. The facility will be Owned and operated by Charlotte - Mecklenburg Police Department and will serve residents located in the Mecklenburg County, NC area. The Animal Care and Control Adoption Facility will be a Single story +/- 43,500 sf Pre-engineered metal building (PEMB). The facility will be located at 5400 S. Tryon St, Charlotte, NC.
