Site work, paving and renovation of a mixed-use development in West Palm Beach, Florida. Completed plans call for the renovation of a four-story above grade, 16-unit multi-residential development; for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

Hatcher Construction and Development, Inc. is actively seeking subcontractors to participate in the bidding process for the Legacy at 45th Street project, located in West Palm Beach, Florida. This is a multi- family prefabricated modular home construction project. The units are already pre-equipped with all electrical, plumbing, HVAC, and roofing. We encourage trades for Concrete, Underground utilities, Plumbing, Electrical, Asphalt-paving, Landscaping, and Irrigation to participate in this solicitation. Scope of Work for Legacy @45th Street Foundation Plans This document outlines the scope of work for the foundation construction at Legacy @45th Street, ensuring compliance with revised structural plans and relevant building codes. The work includes excavation, installation, and reinforcement for footings, piers, and stem walls in accordance with the updated construction documents. 1. Foundation Footings: The footings are designed to provide adequate support for the structure, adhering to a soil bearing capacity of 2,500 psf. Dimensions, reinforcement details, 2. Stem Walls: " as per plans " o 12" stem walls: 150 linear feet 3. Concrete Piers: " as per plans " General Execution Notes 1. Verify all dimensions, wall locations, and elevations with architectural and modular shop drawings. 2. Adhere to the latest ACI 318 building codes and the 2024 Florida Building Code. 3. Perform compaction tests and ensure subgrade preparation prior to pouring concrete. 4. Conduct inspections for reinforcement placement before concrete placement. 5. Provide sleeves for mechanical penetration and ensure compliance with provided details.Scope of Work for Legacy @45th Street Civil Engineering Plans 1. Water Distribution System The water distribution system will include installation and upgrades of water mains, service lines, backflow preventers, fire hydrants, and related components. All work will comply with the City of West Palm Beach standards and engineering specifications. o Main Lines: 8" PVC water main (Blue RPM): o 4" PVC domestic water service: o Connections: Wet tap connections to the city service for: 8" fire water connection. 4" domestic water connection. o Fire Protection: Installation of four fire hydrants, each equipped with 6" gate valves. o Fire department connection via an 8"x6"x6" tee. o Backflow Preventers: Domestic water: 4" RPPA with a full-size bypass, conforming to WPB WS-7 standards. Removal and capping of the existing 1.5" water service, meter, and backflow preventer at the main. 2. Sanitary Sewer System, Manholes, Storm water piping, and catch basins. ELECTRICAL "Scope of Work" The electrical contractor shall furnish all necessary labor, materials, tools, equipment, and supervision required for the complete installation of the electrical systems as per the plans and specifications. The work includes but is not limited to the following: 1. Electrical Service & Distribution o Install primary and secondary electrical distribution systems as specified. o Coordinate with Florida Power & Light (FPL) for transformer and utility connections. o Provide and install site lighting service entrance equipment and distribution conduit/cabling. o Install underground electrical service conduits and feeders. o Provide electrical panels, disconnects, surge protection devices (SPD), and circuit breakers per panel schedules. 2. Power & Wiring o Install branch circuit wiring for lighting, power, and equipment. o Ensure arc-fault circuit interrupter (AFCI) and ground-fault circuit interrupter (GFCI) protection as required by the National Electrical Code (NEC). o Provide dedicated circuits for mechanical and life safety equipment. 3. Site & Building Lighting o Furnish and install pole-mounted and wall-mounted site lighting per design plans. o Provide energy-efficient LED fixtures, emergency lighting, and exit signage. o Coordinate lighting control systems and occupancy sensors. 4. Grounding & Bonding o Provide a complete grounding system per NEC Article 250. o Bond all metallic piping, structures, and equipment as per local codes. o Install grounding electrodes and ensure a maximum resistance of 5 ohms. o . 7. Compliance & Testing o All work shall be performed per the Florida Building Code (8th Edition, 2023) and NEC (2020).o Conduct voltage drop calculations and ensure proper wire sizing. o Perform final testing, inspections, and commissioning of electrical systems. 8. Permits, Inspections, & Closeout o Obtain all necessary permits and inspections. o Provide as-built drawings, operation manuals, and warranty documentation. o Train the owner's representative on the operation of installed systems. Submittals & Approvals o Submit shop drawings and cut sheets for approval before procurement. o Provide load calculations and panel schedules for engineer's review. o Coordinate any deviations or value engineering proposals for approval. Warranty & Maintenance o Provide a one-year warranty on all electrical work from the date of final acceptance. o Include manufacturer warranties for equipment and fixtures. Bidding Requirements o Submit a detailed cost proposal, including labor, materials, and schedule. o Provide unit pricing for additional work and alternates if requested. o Ensure bonding and insurance compliance per contract documents. Contracts will be awarded to the lowest bidders who are proven to be responsive and responsible based on their qualifications for the project. Women and minority owned businesses are encouraged to participate. Bonds: Subcontractors whose bids exceed $250,000 must provide a performance bond and payment bond for their contracted amount. Bid bonds for bids exceeding $250,000 are also required. The deadline for submitting questions is February 26th, 2025. All bidders reserve the right to withdraw their bid at any time prior to the bid opening.
