Spiritwood Manor Apartments is located at 1424 148th Ave. SE in Bellevue, Washington, comprises thirteen similarly configured two-story wood-framed apartment buildings constructed in 1968. The buildings have low-sloped roofs with steep-sloped mansards and laminated or "architectural" type asphalt shingles. In 2006, several roofs were replaced with new polymer-modified bitumen membranes. This scope of work will include the removal and replacement of the continuous ridge vent, and other associated flashing to allow the installation of the new roofing assembly. The roof work will be performed on building C and building D. Bid Bond or Certified Check: Amount: Five (5%) Percent of the Total bid must accompany Each Bid greater than one hundred fifty thousand ($150,000) dollars. Payable to: King County Housing Authority Process: Bid Bond or Certified Check will be returned to the Unsuccessful Bidders within Ten (10) Days after the Contract Award. Projects valued over one hundred fifty thousand ($150,000) dollars require a one hundred (100%) percent Performance and Payment Bond. Provide with your bid proposal, a written statement from the contractor's bonding agent of the contractor's ability and capacity for providing a one hundred (100%) percent Performance and Payment Bond for the project. The King County Housing Authority reserves the right to reject any or all bids or to waive any informality in the bidding. No bid shall be withdrawn for a period of thirty (30) calendar days subsequent to the opening of the bids without the written consent of KCHA.
