This project involves the design and renovation of existing office space, as well as portions of the current operational Abbotsford UPCC, to align with the requirements of the clinical program(s) as specified in the Functional Program. This project involves the expansion of the existing Abbotsford Urgent and Primary Care Centre (UPCC) located at 2692 Clearbrook Road, Abbotsford. The current facility, completed in 2020, originally occupied only part of the available footprint, with the remainder left as shell space for future development. The new space is approximately 2,800 square feet. The expansion will be carried out in multiple phases, with the existing clinic remaining operational throughout the construction period. Phase 1 will include the interior fit-out of the vacant unit to provide new exam and consultation rooms, care bays, offices, and a washroom. This phase also includes the construction of a new, larger reception area, complete with a vestibule and new entry door. This new reception will replace the existing one, which will later be repurposed into shared offices in Phase 3. In Phase 2, the existing demising wall and triage room will be demolished, allowing for the existing waiting area to be enlarged and connected to the new unit. The total construction area, encompassing both the existing UPCC space and the new expansion, is approximately 6,900 square feet.
