Construction of Water Treatment Plant No. 4 with an initial rated capacity of 4 MGD and ultimate build out capacity of no less than 6 MGD, including administration and laboratory facilities; preconstruction services and procurement services seeking qualified construction subcontractors for specified Work packages Site work and utilities necessary to accomplish the Work. Improvements to new Well No. 5 and new Well No. 6. The CMAR Contract has an expected start date June 1, 2025, and duration for construction of approximately 36 months. Selection of the Construction Manager will be made using a two-step process. Step One: Owner will receive Statements of Qualification and evaluate these, along with other information, to develop a list of the most highly qualified Proposers. Step Two: The most highly qualified Proposers will receive a Request for Proposals and will submit a detailed Proposal for the CMAR Contract for the Owner's consideration. The Proposal and the previously submitted Statement of Qualifications will be used together to determine the final ranking of Proposers for award of the CMAR Contract. The scope of the CMAR Contract is summarized as follows: Project Scope: Construction of a new pressure filtration and ion exchange softening water treatment plant with an initial rated capacity of not less than 4 MGD located at 1500 Adventureland Drive NE. The project site is accessible off 14th Ave. NE, north of 9th St. NE. The project includes mass grading of the roughly 8.3-acre site, rough grading of future Adventureland Drive, and detailed site grading for the water treatment plant site including a stormwater detention. The new water treatment plant building is intended to be precast concrete panel construction and approximately 20,000 finished square feet. Additional site work at the water treatment plant includes raw water, finished water, stormwater, and sanitary sewer mains, electrical service connections, and communication connections, as well as site paving. The project scope also includes construction of a well house building at Well No. 5, located near the Sam Wise Park on at 1112 1st Street E. CMAR services will include Preconstruction Services, Procurement Services and will continue through the Construction phase of the project. The scope of services will include assistance to the Owner during the process of Pre-Construction and Construction. The EJCDC CMAR-525 (2023, Rev. 1) Agreement Between Owner and Construction Manager at Risk will be used
