The typical scope of the work is described in the specifications, and the professional must refer to them to understand the extent of his obligations. The mandates may cover all activities under the professional's responsibility. The professional services required by the OMHM may include, but are not limited to, expert appraisals, surveys, calculations, analyses, studies, concepts, reports, recommendations, supervision and coordination of other consultants, schedules, plans and specifications, estimates, and assistance with calls for tenders, analysis of tenders, addendums, work supervision, inspections for deficiencies, development of operating sequences, commissioning and performance monitoring, support for the OMHM in litigation or other services in the building, construction, renovation and redevelopment fields. Professional services range from preliminary design to commissioning and are described in more detail in the QUOTATION. The professional we are looking for must demonstrate the technical skills acquired during work on multi-family residential buildings. He or she will have to help the OMHM take action to quickly and effectively correct technical problems and minimize intervention costs. The OMHM must intervene and quickly resolve any problem that could compromise the safety of occupants and/or the public, threatening the integrity of buildings and their systems. To this end, response times for professionals and contractors under contract with the OMHM must be kept to a minimum. Professionals must be diligent and respond as quickly as possible to an emergency, and have the staff required to avoid service breakdowns.
