Renovation of a museum in Sundance, Wyoming. Completed plans call for the renovation of a museum.
The City of Sundance, Wyoming is issuing a Request for Qualifications (RFQ) to firms interested in providing preconstruction and construction services under the role of a Construction Manager at Risk (CMAR) for the Old Stoney Phase 2 Renovations located at 120 North 4th Street in Sundance, Wyoming. This project scope includes the interior renovation of the upper floor level of the historic building into meeting spaces, a performance stage, and associated support spaces such as a warming kitchen, storage, custodial, and restrooms. The initial scope of work will consist of pre-construction phase services such as design and constructability reviews, construction phase sequencing, construction pre-planning, alternatives evaluations, cost estimating and cost control (value engineering) services, project schedule development, prod-uct/materials preorder/procurement, and preparation of an "open-book" Guaranteed Maximum Price (GMP) proposal for construction phase services. The selected Respondent will also be responsible for construction phase services following negotiation of a mutually acceptable GMP. A previous Phase 1 project completed in 2020 included the remodel of the lower three floor levels with finishes, exterior renovation/restoration, provided the building with utilities, a fire protection system, and an elevator servicing all floor levels. The building is two story with a full basement/garden level and also contains a partial sub-basement floor level. Optionally firms submitting an RFQ response may schedule a walk-thru of the project site for basic familiarity Submitters must submit in PDF digital format to the Owner by the submission deadline noted in the RFQ. The submittal response should include the project title, i.e. "Statement of Qualifications for CMAR Services for Old Stoney Phase 2 Renovations" and should include basic qualifications, similar project examples, and references. Submissions should be emailed to the Owner listed below. Qualifications must confirm that the Firm will comply with all of the provisions in this RFQ, and Qualifications must be signed by a company officer empowered to bind the company. A Firm's failure to include these items in their Qualifications may cause their Qualification to be determined to be non-responsive and the Qualification may be rejected. The existing structure is a 2-story with full basement/garden level and partial sub-basement of approximately 19,000 total gross square foot building originally constructed in 1923. It is a wood post-and-beam wood framed masonry stone structure on a lot in downtown Sundance. The anticipated renovation will involve a Level 3 remodel (per the Wyoming State Fire Marshal, who is the authority having jurisdiction) and prior demolition down to the structure has been completed on the interior. The desired remodel will consist of approximately 5,200 gross square feet of the second-floor level into office spaces as well as multiple meeting rooms, custodial, restrooms, warming kitchen, and table/chair storage.
