Renovation of a municipal facility in Montgomery, Alabama. Completed plans call for the renovation of a municipal facility.

A. The intent of this section is to generally describe / clarify the work to be performed under the RSA Plaza Building Multi-Tenant Interior Renovations, Montgomery, Alabama project. RSA's Construction Manager will NOT be utilized for this project. B. The intent and meaning of the Contract Documents is that this Contractor shall provide labor, plant, materials, supplies, equipment, transportation facilities and appurtenances thereto which are indicated or reasonably implied by the Drawings and Specifications to provide a complete project. This Contractor is responsible for their clean up and project security as required and as outlined in detail hereinafter. This Contractor is reminded of and made aware that the building is occupied and any noise, traffic, power outages, etc. which may disrupt the operations of the tenants will not be tolerated. Coordination for the above will be made including phased or after-hours work. The intent of the Contract Documents is for the contractor to perform work operations during normal business hours on unoccupied floors. Periodically there may be the need to temporarily halt work in certain zones in order to keep the noise level at a minimum during normal business hours. The building is occupied with other tenants and Contractor should be flexible to coordinate these shutdowns at no additional cost or time to the project. NOTE: There is only one construction access way (material, personnel, etc.) to the construction on each floor. This is through the building loading dock in to the lower basement checkpoint onto service elevators and up to the construction floors at each building. The fire alarm specifications shall require contractors wishing to bid on fire alarm work to show evidence at the pre-bid conference that he/she meets the certification requirements of the Act and holds a permit issued by the State Fire Marshal. Verify these requirements are included in the contract. A cashier's check or bid bond in an amount not less than five (5) percent of the amount of the bid, but in no event more than $10,000, must accompany the bidder's proposal and must secure the bid for at least 60 days. Conditional bids will be rejected. List of major subcontractors must accompany the bid. Performance and Payment Bonds (if award exceeds $50,000) and evidence of insurance are prerequisites of contract award. Right is reserved by the Awarding Authority to reject all bids and to waive irregularities.
