Demolition, site work, renovation and addition to a medical facility in Osceola, Iowa. Completed plans call for the addition of a medical facility; for the demolition of a medical facility; for the renovation of a 22,000-square-foot medical facility; and for site work for a medical facility.
Clarke County Hospital (CCH) intends to enter a guaranteed maximum price (GMP) for a multi-phase series of projects throughout the hospital, consisting of approximately 22,000 square feet, which may include but is not limited to: renovation of select sections of the Inpatient Unit as Phase 1; demolition of the old hospital main entry and replacement of a new infusion addition, as well as renovation of the old infusion space for an ED Expansion, as Phase 2; relocation and new addition of the therapy services department along with renovation of the existing therapy services department for new lab space, and renovations to the existing lab space for a new office suite as Phase 3. Phase 1 construction is intended to commence in July 2025. Subsequent phases may begin design work during the start of construction of the previous phase so that construction between phases can run concurrently. CCH may choose to move forward with all, some, or none of the projects listed above. CCH will retain the services of a qualified, hospital-experienced construction management firm to assist the Owner, Architect and Engineering teams. The CMaR will be a critical member of the project team and will be expected to provide input on constructability, quality of materials, schedule (including phasing) and cost at several milestones prior to the completion of the construction documents. The successful CMaR will be responsible for driving the project quality, cost, and schedule to meet Owner needs, and will oversee bid, award and construction. The design team is currently working on Construction Documents for Phase 1 which is expected to start construction in June of 2025. The selected CMaR is intended to complete construction for this phase and is intended to continue as the CMaR for the implementation of the subsequent phases. CCH will be publishing a request for statements of qualifications (RFQ) for construction manager at risk (CMaR) services for the project on February 24, 2025. The CMaR will be engaged using a two-step solicitation process. A CMaR with sufficient qualifications based on the following selection criteria will be offered the opportunity to submit a proposal to serve as CMaR for the projects: A. Firm Overview B.
