Renovation of a mixed-use development in Sibley, Iowa. Completed plans call for the renovation of a educational facility.

The project consists of the General Trades Construction, Roofing Construction, and other related Work indicated in the Drawings and Specifications. The project location is 120 11th Ave. NE, Sibley, IA 51249. Bid Package BP-WSD-MSHS-LTW-25 Each proposal shall be accompanied by a bid bond, certified check, cashier's check, or certified share draft in a separate sealed envelope, clearly marked "Bid Bond" or Bid Security", in an amount equal to five percent (5%) of the total amount of the proposal. The certified or cashier's check shall be drawn on a bank in Iowa or a bank chartered under the laws of the United States of America, or the certified share draft shall be drawn on a credit union in Iowa or chartered under the laws of the United States and payable to the Sibley-Ocheyedan Community School District. Said check or share draft may be cashed, or the bid bond forfeited as liquidated damages in the event the successful bidder fails or refuses to enter into a contract within ten (10) days of issuance of a Notice of Award and post bond satisfactory to the School District insuring the faithful fulfillment of the contract and maintenance of said improvements as required by law. The bid bond should be executed by a corporation authorized to contract as a surety in the State of Iowa and must not contain any conditions either in the body or as an endorsement thereon. The successful bidder will be required to furnish performance and payment bonds in an amount equal to one hundred percent (100%) of the contract price, said bond to be issued by a responsible surety approved by the Board of Directors of the Sibley-Ocheyedan Community School District, Iowa, and shall guarantee the faithful performance of the contract and the terms and conditions therein contained, the payment for labor and materials used in the project and the maintenance of said improvements in good repair for not less than one (1) year from the time of acceptance of said improvements by the Board of Directors of the Sibley-Ocheyedan Community School District. The work shall commence per the Bidding and Construction Schedule after receipt by the contractor of a written notice to proceed and shall be substantially completed on or before the 1 st day of August 2025, subject to any changes in the contract period as provided for in these specifications and granted by the Board of Directors. The Work on shall be finally completed by, and ready for final payment, on or before the 29 th day of August 2025, subject to any changes in the contract period as provided for in these specifications and granted by the Board of Directors of the Sibley-Ocheyedan Community School District. The Owner reserves the right to reject any or all bids and to waive informalities as allowed by law and to hold and consider the bids for forty-five (45) days after the date of the bid opening. The contract will be awarded to the lowest, responsive, responsible bidder. The General Trades Contractor will be the lead contractor responsible for providing the project schedule and majority of work required by contract drawings and associated specifications. This contractor shall perform, generally, all General Trades work (Site Construction, Concrete, Masonry, Metals, Woods/Plastics, Thermal and Moisture Protection, Openings, Finishes, Specialties, Equipment, Furnishings, Earthwork, Exterior Improvements, Mechanical, Electrical, Fire Alarm, and Site Utilities) as designated on drawings including but not limited the items listed below. 1. The awardee of this Work Package shall be considered a Prime Contractor. 2. The General Trades Contractor shall be responsible for providing the Building Permit which includes the full project value of all trades along with any other permits fees liscenses and inpections by government agenceies necessary for proper execution and completion of the Work of this bid package. 3. General Trades Contractor shall be responsible for providing labor, material, and equipment to complete work associated Divisions 00 through 28 including any Sections referenced but not included therein, but excluding Section 075323 "Ethylene-Propylene-Diene (EPDM) Roofing" and any other Sections solely related to roofing work. 4. The General Trades Prime Contractor shall be the sole provider of refuse dumpsters for construction, and demolition work associated with this project for all trades. Comply with Section 015000 iTemporary Facilities and Controls.i 5. The General Trade Prime Contractor shall provide Sanitary Facilities for all trades including portable toilets and portable hand wash stations. Comply with Section 015000 iTemporary Facilities and Controls.i 6. The General Trades Prime Contractor shall provide labor for daily site cleanup for safe housekeeping means. Comply with Section 017300 "Execution." 7. The General Trades Prime Contractor shall provide and install floor protection for existing corridors and rooms, minimum oi masonite with taped seams. 8. Include timely submission of insurance certificates, shop drawing submittals, schedule of values, product data, etc. 9. Provide any required disposal manifests. 10. Provide and allow for protection of structure, site, and materials to remain. 11. Include sufficient manpower to comply with the construction schedule. . Bids must include all necessary overtime you will need to complete this project within the allotted time. 12. Provide all necessary equipment such as cranes, scaffold, hoists, lifts, etc, as required for a complete installation. 13. Establish and comply with a project safety program, and OSHA guidelines. 14. Provide regular site cleanup as directed by the construction manager. 15. Coordinate Demolition and Construction activities with other trades 16. Temporary roads, enclosures, standing water control and other temporary facility and control items as outlined here and within Section 015000 iTemporary Facilities and Controls.i a. Re-grade construction site and staging areas after every rain event as needed and no later than 8 hours after any rain event over o inch Erosion control and all associated maintenance, repair, removal and restoration of grounds to be included b. Provide temporary dewatering facilities and drains as required. Dewatering devices such as tarping, trenches, pumps, etc to be maintained 7 days a week 24 hours a day to promote a dry construction site. c. Coordinate all disruptions with the program manager. Trench no more than 10 feet at a time so as to keep access to construction entrance for trucks, workers and deliveries at all times. Provide access ramps or temporary grading as needed to keep access for all construction activities at all times. Cutting off access for more than 15 minutes during regular work hours will not be permitted without prior approval and coordination with construction program manager. 17. Provide penetration firestopping at fire-rated walls, ceilings, and floors. 18. Provide joint firestopping. 19. Provide final cleaning per Section 017700 iCloseout Procedures. 20. Include timely submission of insurance certificates, shop drawing submittals, schedule of values, product data, etc. 21. Include Cost of Performance Bond and Labor and Material Payment Bond in Bid as indicated in Section 004113 iBid Form.i 22. The General Trades Contractor will maintain primary responsibility for the safety of their workers and its subcontractor(s). 23. The General Trades contractor will be responsible for maintaining an on-site record of Safety orientation, and visible identification that orientation has been completed (i.e. hard hat stickers).
