Buyer: Rhonda North rnorth@middleburgva.gov 540-687-5152 SCOPE OF SERVICES 1. GENERAL SCOPE The CM will be an integral part of the Project Team. The Contractor shall be responsible for participating in all Project Team and project coordination meetings during design and document preparation; providing comprehensive construction phase administration to include supervision, project management and inspection of work, reviewing shop drawings, reviewing change orders and construction contractor payment requests, final inspections (to include system testing, owner occupancy and project closeout) and for the submission of weekly construction reports); and, contributing in any other way deemed necessary by the Town to the development of the Project both during the pre-construction/design and restoration/construction phases. 2. GENERAL QUALIFICATIONS: The Town of Middleburg is looking for a firm that has provided construction oversight for similar projects of the size and scope of the Asbury Church Restoration Project. Offerors must meet the below requirements. Offerors must complete and submit the General Qualifications Checklist included in Section VII of this RFP a The Offeror must demonstrate it has been in business for at least ten (10) years. b The Offeror must demonstrate it has completed at least two or more similar projects of the size, scope and historical significance of the Asbury Church Restoration Project during the past ten (10) years. c The Offer must demonstrate it has managed at least two (2) projects that have been contracted by a local government located within the Commonwealth of Virginia within the past five (5) years. d The Offeror's assigned Project Manager/Inspector must have demonstrated experience in construction management to include proposal evaluation, inspections, reporting, logs and scheduling analysis. e. The Offeror must have a valid Class A contractor's license to perform all the work associated with the construction of the facilities. An Offeror may submit questions and comments regarding this Solicitation only to the Town Clerk. To receive an answer, the Offeror must submit all questions and comments in writing no later than 12:00 Noon on Friday, March 7, 2025. The Town Manager may also issue clarifications or modifications of the terms of the Solicitation even if no Offeror requests it. *The bid list for this project may be incomplete.
