Renovation of an educational facility in Woodbine, New Jersey. Completed plans call for the renovation of a educational facility.
Contract Award Pending Board Meeting on 03/17/25. Upper Township Middle School 2025 Partial Roof Replacement. 4. The Work consists of the following: Base Bid includes approximately 17,615 SF of new roof system over new 1.5" and existing 4" of insulation (roof area 'D'). Approximately 12,575 SF of new roof system over new 5.2" insulation with 1/4 " tapered insulation over corridor (roof area 'C'). Alternate 1 includes approximately 8,695 SF of new roof system over new 1/8" tapered insulation (roof area 'A1). Approximately 1,895 SF of new roof system over 1/4" tapered insulation (roof areas 'A2' & 'A3'). Alternate 2 includes Approximately 8,290 SF of new roof system over new 5.2" insulation (roof area 'B2' & 'B3'). Approximately 1,710 SF of new roof system over new 1/8" tapered insulation (roof area 'B1'). Approximately 960 SF of new metal wall panels are to be provided at the rear rising wall of the gym area. Alternate 3 includes approximately 710 SF of new roof system over new 1.5" and existing 4" of insulation (roof area 'B5'). Approximately 1,640 SF of new roof system over new 1/8" tapered insulation (roof area 'B4). 5. Roof types consist of the following (refer to drawings for locations and quantities): Roof Type 1 - As shown in the roof types schedule and indicated in plan, completely remove existing roofing systems including but not limited to: all previous roof layers, insulation & cover boards, flashings, copings, counterflashing, termination bars, roof drains, etc. down to the structural deck. Provide 1/8" tapered insulation with starting thickness as indicated at each roof area. Provide 1/2" recovery board prior to specified roofing system. Roof Type 2- as shown in the roof types schedule and indicated in plan, completely remove existing roofing systems including but not limited to: all previous roof layers, insulation & cover boards, flashings, copings, counterflashing, termination bars, roof drains, etc. down to the structural deck. Provide 1/4" tapered insulation with starting thickness as indicated at each roof area. Provide 1/2" recovery board prior to specified roofing system. Roof Type 3 - As shown in the roof types schedule and indicated in plan, completely remove existing roofing systems including but not limited to: all previous roof layers, insulation & cover boards, flashings, copings, counterflashing, termination bars, roof drains, etc. Down to the structural deck. Provide uniform 5.2" insulation. Provide 1/2" recovery board prior to specified roofing system. Roof Type 4 - As shown in the roof types schedule and indicated in plan, remove existing EPDM roofing membrane including but not limited to: flashings, copings, counterflashing, termination bars, roof drains, etc. Down to the existing 4" insulation board. Replace all damaged existing insulation board and provide uniform 1.5" insulation. Provide 1/2" recovery board prior to specified roofing system. 6. Remove existing capped curbs, rails etc. as noted on the drawings and seal up openings. Provide structural frame, and deck to match existing roof construction. See drawings for details. 7. Provide new modified bitumen roof system at areas indicated. Install new polyisocyanurate insulation. Minimum thickness shall be as specified per roof type and topped with a 1/2" recovery board. At areas indicated in the documents provide layers of tapered insulation to achieve slope as indicated on proposed roof plans. The new roof system will consist of one base sheet and SBS modified membrane. New metal fascia, coping, flashings, etc. will also be installed to complete the roofing system. All metal work and roofing work is to be covered under the roof manufacturer's 20 year warranty. 8. Provide crickets/gussets as indicated on the new roof plan. In addition, provide crickets to divert water around all roof penetrations/obstructions. Sections shall be tapered to achieve proper slope as indicated. Provide additional mechanical fasteners at all roof edges and roof corners to meet code requirements. 9. Raise existing gas supply lines and drip legs located on roof at areas of proposed work. Augment existing pipe support piers with additional as required to obtain noted spacing of 4'-0". Paint all gas piping at areas of proposed work. 10. Remove and reinstall all rooftop equipment (if required) to maintain a minimum of 8" above the finished roof surface; raising of equipment may be required to meet the minimum clearances. If required to be raised, disconnect electrical service and controls and extend wiring/controls as necessary to meet minimum curb heights as mentioned above and/or noted on drawings. 11. All vent piping shall be a minimum of 12" above the finished roof surface. Provide extensions of vent piping as per the details. 12. The contractor shall provide a professional cleaning crew on a daily basis to do protection work and cleaning below the roof deck in areas where there is work occurring. The crew shall prep by covering all finishes with plastic and covering all fire detection devices, equipment, etc. The cleanup should be comprehensive following the roofing work including damp towel wiping down of all surfaces, mopping all floors, vacuuming all carpets and vacuuming above all acoustical tiles ceilings and finished drop ceiling areas. 13. The Roof Manufacturer shall provide Certified Roof Inspection Services to ensure the Owner of compliance with the manufacturer's installation requirements for their products and the warranty. The Roof Manufacturer's Daily Inspection Reports shall be issued to the Architect and Owner daily via email. Handwritten notes are acceptable. 14. Temporarily protect / tarp and support all existing rooftop equipment in the area of work during construction activities. Do not store materials or tools on the existing equipment. 15. Restore all grades, lawns, concrete curbing, sidewalks, asphalt and pavement to pre-construction condition. 16. Contractor shall locate all subsurface wires, cables, pipes and pipeline in the work area prior to construction. See General Conditions Section 2.3.4 for additional information. 17. Dispose of material according to state and local code and Section 01524 - Construction Waste Management. Bids must be accompanied by a certified check, bank cashier's check, treasurer's check or Bid Bond in the form provided in the Contract Documents, with corporate surety satisfactory to the Owner, in an amount of 10% ofthe Base Bid, but in no case in excess of $20,000.00, pursuant to N.J.S.A. 18A: 18A-24, naming as payee or obligee, as applicable, Upper Township Board ofEducation, to be retained and applied by the undersigned as provided in the Contract Documents in case the successful Bidder defaults in executing the Agreement or furnishing the bonds and insurance certificates as required by the Contract Documents. Deadline for Addendum Issued to Bidders, if necessary. The Bidders shall submit, in accordance with N.J.S.A. 18A: 18A-18(b)(2), one Lump Sum Bid for all the work and materials. Bidders must be pre-qualified by the New Jersey Department ofTreasury, Division of Property Management and Construction (DPMC) with at least the DPMC classification associated with the work they intend to directly perform or, if Bidder will not directly perform any work, with DPMC classification C006, C008, or C009. Bidders' Prime Subcontractors, defined as those listed in N.J.S.A. 18A.T8A-18, must be pre-qualified by DPMC with the DPMC classification associated with the work they intend to directly perform or subcontract. The Bidder and named Prime Subcontractors must be prequalified prior to the date that bids are received. No bid may be withdrawn for a period ofsixty (60) days after the dates set for the opening thereof. The right is reserved to reject all bids pursuant to N.J.S.A. 18A: 18A-22 or to waive minor informalities, defects, and non-material exceptions. Bidders are required to comply with the provisions ofN.J.S.A. 10:5-31 et seq. and N.J.A.C. 17:27-1.1 et seq.
