In accordance with Section 163.380(3)(A), Florida Statutes, the City of Homestead invites qualified local, regional, and national developers and their teams to submit proposals for this opportunity to purchase and develop an approximately 3.65 net acre parcel located at 866 SW 7th Street in Homestead, Florida for the development of a transformative and impactful project that contributes to neighborhood revitalization while respecting current neighborhood uses in the City of Homestead. The City of Homestead is particularly interested in development partners who not only understand the current market but see the immense potential of the Homestead Community Redevelopment Area and Southwest Neighborhood and are interested in facilitating upward economic mobility. The selected developer shall have the capability and experience to plan and execute the project described in this Request for Proposal. The developer selected through this competitive Request for Proposals will secure the right to purchase and develop the Project Site. The transaction will be governed by a Master Development Agreement, which will allow for the developer to occupy the Project Site under a Ground Lease until the time a Temporary Certificate of Occupancy is issued; when a Temporary Certificate of Occupancy is issued, the developer will purchase the Project Site at the agreed purchase price. The developer will be responsible for Project design, financing, construction, operations, and maintenance. The City will maintain the right to review and approve designs for the Project in addition to routine planning and development approvals.
