As of August 14, 2025, the project is preparing for construction. A construction manager has been selected. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. Augusta University (AU) Owner, a component of the Board of Regents of the University System of Georgia (BOR) on behalf of Augusta University (AU), User is soliciting Statements of Qualifications from firms interested in providing construction management at-risk services for the construction of a project known as Project No. BR-40-2051, Renovate space for Emergency Medicine at Augusta University, Augusta, Georgia. Augusta University (AU) "Owner", a component of the Board of Regents of the University System of Georgia ("BOR") on behalf of Augusta University (AU), "User" is soliciting Statements of Qualifications from firms interested in providing construction management at-risk services for the construction of a project known as Project No. BR-40-2051, Renovate space for Emergency Medicine at Augusta University, Augusta, Georgia. This Request for Qualifications (RFQ) seeks to identify potential providers of the above-mentioned services. Some firms that respond to this RFQ, who are determined by the Owner to be especially qualified, may be deemed eligible and may be invited to interview and offer proposals for these services. All respondents to this RFQ are subject to instructions communicated in this document and are cautioned to completely review the entire RFQ and follow instructions carefully. BOR reserves the right to reject any or all statements of qualifications or proposals, and to waive technicalities and informalities at their discretion. 1. GENERAL PROJECT INFORMATION Project Background The Department of Emergency Medicine is a required rotation for MCG medical students and is heavily involved in student education. A part of the required Emergency Medicine rotation is the Emergency Procedures Course (EPC). The EPC is a blended curriculum with online blocks of education followed by hands on practice and testing stations. The later portion of this course takes place in the EM classrooms utilizing the unique equipment available. Sessions take place weekly with groups of approximately 15 students for 1-3 hours (180 medical students annually). The emergency medicine interest group meetings take place in the EM classrooms along with other student labs and lectures. The Emergency Medicine Residency consists of 42 residents. The residency is a joint US Army / Augusta University program with 25 of the 42 residents being active-duty Army. The residency utilizes our classroom for a minimum of 8 hours per week (with students, and faculty approximately 70 seats). In addition, the department has 5 post residency fellowships with 12 fellows. Each of the fellowships has weekly didactic conferences which are 2-3 hours in duration and vary in attendance from 4 - 20 depending on the given fellowship. Project Description This project is to renovate a portion of the Annex 1, 1st Floor on the Health Sciences campus to create a new departmental space. The departmental space for Emergency Medicine will consist of a one lecture hall, (2) 30 student classrooms, multiple rooms for flex space for privacy or small meetings, multiple collaboration spaces for students and employees, simulation and wet lab space, break room, offices, restrooms and storage rooms. The Department of Emergency Medicine has supported the department's educational activities to include: Emergency Medical Services (EMS), Medical Student Emergency Medicine, Emergency Medicine Resident, Emergency Medicine Fellowships and Continuing Medical Education activities. Sustainable Approach The project will incorporate the requirements of the Energy Efficiency & Sustainable Construction Act of 2008 (O.C.G.A. 50-8-18) and it is the desire of the Owner to incorporate sustainable design and construction concepts in the project where feasible to do so. Further, Georgia Peach certification is required with commissioning. Project Delivery Method The delivery method for this Project will be Construction Manager At-Risk. McMillian Pazdan Smith Architecture is the Design Professional. Project Budget The preliminary Stated Cost Limitation (SCL) or construction cost of the Project is estimated at $2,800,000. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. Project Schedule The Design Professional's services started in January 2025. Construction documents are anticipated for completion in July 2025. Preconstruction services are expected to begin immediately upon execution of the contract with the CM/GC. The CM/GC shall obtain written authorization from the Owner prior to proceeding with any additional services. The start of construction is anticipated to begin in August of 2025. (All of the dates above are estimates and are contingent on the availability of funding).
