Renovation of a multi-residential development in Durham, North Carolina. Completed plans call for the renovation of a multi-residential development.

The Agency is seeking proposals from qualified, licensed, and insured entities to provide the following detailed services: Specific Scope of Work. The project consists of the replacement or repair: Removal and replacement of floor finishes with new Vinyl Planks Flooring and based board with hi-gloss white paint. Remove and Replacement of subflooring. Clean the crawl space and install Moisture Barrier. Replacement of new Floor Joist Structure and add new beams including additional vertical support and Isolated Concrete Footing Pad. Install insulation between the Floor Joist Structure including the support rod. Remove and replace damaged drywalls and paint walls and ceiling. Remove and replace Kitchen Based Cabinets (42" to 48" long) and countertops, (1) Double Kitchen Sink with Faucet. Remove and All Interior Outlets and GFCI Outlet (Bathroom, Kitchen, and Laundry). Remove and replace Bathtub Surrounds including the Shower Head and Faucet and reglazing the Bathtub to remove the presence of mold. Wood Framing Scope: The work in this section includes replacement/repair of the floor joist structure: Remove existing damage 2"x4" Floor Joist and replace or butt nailed with new Ground Contact Pressure Treated 2" x 8" floor joist at every 16" on the center and install Ground Contact Pressure Treated Wood 2" x 3" or metal strut/cross bracing/horizontal bracing in between the floor joist at every 36" on the center. Install beam Ground Contact Pressure Treated 4" x 6" or Butt Nailed (2) 2" x 6" underneath the new floor joist at every 6 Ft. or 10 ft. on the center and supported by 4" x 4" Ground Contact Pressure Treated Wood or Jack Post and 3,000 psi 12" x 12" x 6" Isolated Concrete Pad Footing at the minimum 6.0 ft. or 10 ft. on the center both-ways. Install insulation with string support or approved equal insulation support in between the floor joist. Install 5/8" thick OSB Plywood Subflooring after floor structure repair work. Note: the contractor needs to include contingency cost in case the removal and reinstallation of the bathtub, bath sink/vanity, toilet, kitchen plumbing, and any plumbing and electrical work affected by the floor structure repair. No additional cost for this work
