Renovation of a multi-residential development in Cleveland, Ohio. Completed plans call for the renovation of a multi-residential development.

**As of April 39, 2025, this project has not yet been awarded. A timeline for award has not yet been established. The Cuyahoga Metropolitan Housing Authority (CMHA) shall receive bids for the Masonry Faade Repairs and Ventilation at Olde Cedar. The construction estimate range for this project is between $1,584,978.00- $1,636,522.00 Each bid must be accompanied by a properly executed Bid Bond, Certified Check, or Cashier's Check on a solvent bank, made payable to the Cuyahoga Metropolitan Housing Authority in an amount which shall not be less than 10% of the total amount of the bid. The work to be performed under this contract is subject to the requirements of Section 3 of the HUD Act of 1968, as amended. CMHA reserves the right to reject any and all bids received and waive any informality in bids received whenever such rejection or waiver is in the best interest of CMHA. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. This project consists of masonry facade repairs on six buildings (G*, F, P, Q, R and S) at Olde Cedar. The work includes lintel repairs and replacement, roof coping repairs and replacement, caulking, brick repairs and replacement, tuck-pointing of masonry joints throughout all six buildings as indicated in the scope of work and project general notes, or as specified during the walk- through. b. Installation f exhaust fans in the units (bathroom and kitchen) on all the abovementioned buildings (F, P, Q, R and S), plus buildings (G, H, L and M). Total of 9 Buildings with 288 Units. The work includes hard wiring two exhaust fans with specified controls as indicated in the scope of work and project general notes, or as specified during the walk- through. The project consists of masonry facade repairs on six buildings (G*, F, P, Q, R and S). and the installation of exhaust fan vents on kitchens and bathrooms of nine Buildings (F, G, H, L, M, P, Q, R and S), Total of 288 Units. The work includes all permits, labor, materials, and equipment for the work per attached scope of work. a. Masonry Facade Repairs: six Buildings (G*, F, P, Q, R and S): Contractors shall include on their base bid the Mobilization and Demobilization of all equipment, including the operation cost, delivery of dumpsters, rental cost, pick-up cost, hauling, and disposal fees. Rental of Engine Telescoping Boom Manlift with operator. Erection and dismantling of Exterior Scaffoldings, 1 to 5 Story, Tubular Steel, including the additional erection and dismantling per building, planks, accessories, cross braces and parapet protection as needed for the duration of the project. Remove and replace bricks that are damaged, spalled, or deteriorated. Carefully remove entire units from joint to joint, without damaging surrounding masonry, in a manner that permits replacement with full-size units. When removing single bricks, remove material from the center of brick and work toward outside edges. Support and protect the remaining masonry that surrounds removal area. Replace the removed damaged brick with another removed brick in good condition, where possible, or with a new brick matching the existing brick. Do not use broken units unless they can be cut to usable size. Install the replacement brick into bonding and coursing pattern of existing brick. Hairline cracking within the mortar or mortar separation at edge of a joint is unacceptable. Completely remove such mortar and repoint. 2' to 5' Lintel above windows replacement: Replace deteriorated lintels with new galvanized lintels. This will include flashing, end dams, weeps, termination bar, and caulking as needed: - Saw cut and remove brick above windows roughly 3 courses. - Remove existing lintel and dispose. - Drill and embed threaded rod with adhesive in block. - Install new galvanized steel lintel on threaded rods with nuts and washers. - Flash the steel lintel; install weed holes in new mortar at top of brick ledge. - Reinstall brick veneer.
