Demolition, site work, renovation and addition to an educational facility in Needham, Massachusetts. Design plans call for the addition of a educational facility; for the demolition of a educational facility; for the renovation of a educational facility; and for site work for a educational facility.

As of November 12, 2025, an architect has been selected, and the project is currently in the early design phase. The owner anticipates issuing a request for a construction manager later in 2025, with construction potentially beginning in 2027. *The closed solicitation has been included below for reference: The Town of Needham invites qualifications from Architectural / Engineering Designers to prepare a Feasibility Report, including cost estimates, for the Pollard Middle School. The Study should review the program requirements for the Pollard Middle School and study options open to the town for alternatives including: 1) Review the program of space needs from prior study and update of the space program; 2) Assess the existing conditions of the building and site; 3) Assess repair, renovation, addition and/ or demolition and new construction options. The categories of work include, but are not limited to: Architect, Cost Estimator, HazMat Consult, Civil, Landscaping, Security, IT/AV, Geotech, MEPFP and Structural Engineers. The project is being funded in part by the Massachusetts School Building Authority (MSBA). Fax transmissions will not be accepted. The Town of Needham reserves the right to reject any or all qualifications and to accept any proposal that it considers to be in the best interests of the Town. The estimated construction budget for a potential Project may range from $175,000,000 to $266,000,000 depending upon the Preferred Schematic solution that is recommended by the Owner and accepted by the MSBA. The Fee for Basic Services will be negotiated. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. 1. MBE Participation Goals: 5.6% 2. WBE Participation Goals: 10.6% 3. VBE/SDVOBE Participation Goals: 3% Construction Start April 2028 Substantial Completion of Construction Summer 2031 All questions regarding this RFS should be addressed exclusively in writing, via email, by 4 PM March 26, 2025 to: Kathryn Copley Email: kcopley@needhamma.gov. The Owner reserves the right to reject any and all responses ifthe Owner determines, with the approval ofthe MSBA's Designer Selection Panel, that it is in the Owner's best interests to do so. This RFS does not commit the Owner to select any Respondent, award any contract, pay any costs in preparing a response, or procure a contract for any services. The Owner also reserves the right to cancel or modify this RFS in part or in its entirety, or to change the RFS guidelines. A Respondent may not alter the RFS or its components. The method of Contractor Selection has not been Determined at this time. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
