Construct restroom building consisting of three (3) restrooms and a Janitor Room. The building will be one story, slab on grade, with 2" x 6" wood framed walls and a metal shingle roof. Roof to consist of metal shingles over peel and stick waterproofing over 3/4 " plywood over 3x wood framing. Wood framing shall mimic the design of the adjacent shed building. The schematic design (floor plan, roof plan, exterior elevations, building section, schedules) shall be as shown in attached drawings. Foundation shall be concrete slab-on-grade over auger piles. Foundation design shall be approved by the City of Key West Building Department. Interior finishes shall be per finish schedule. Each of the restrooms shall be cooled by ductless mini-split unit. The Janitor closet shall not have cooling. The Contractor shall provide and install one GFI 20A electrical receptacle in each interior room. The Contractor shall provide and install all electrical power as required for ductless mini-split units and condensing units. The Contractor shall provide and install one outdoor-rated exterior electrical receptacle at north wall. All restrooms shall be fully ADA compliant. The Contractor shall provide and install one exterior rated drinking fountain, with bottle filler, where shown. Provide and install vapor tight LED light fixtures and switching at each room. Provide and install exhaust fans at each restroom, including ducting to exterior. The Contractor shall provide and install floor drains at each restroom. Provide and install a tankless electric water heater for the janitor closet. Provide and install reinforced concrete walkway and landings to connect building to existing concrete paths, as shown on plan. The Contractor shall connect the new building to City of Key West water, sewage, power and other utility systems. The Contractor shall provide and install underground domestic water pipes from nearest point of existing water service and including a shut-off valve at entry to restroom building. The Contractor shall provide underground gravity piping for sewage from restroom building to closest point of exiting sewage service. The Contractor shall provide new electrical service from existing breaker panel located at the Lighthouse Gift Shop, underground to a new disconnect switch on outside wall of the restroom building. The Contractor shall provide and install galvanized half round gutters and round downspouts at front facade. B.
