The Project consists of but not limited to: Project includes work at exterior plaza grade and below-grade interior at basement and hallway areas. Plaza-level Work includes replacement of slab waterproofing system, including removal and replacement of concrete paving, waterproofing membrane, embedded flashings, and brick masonry at slab perimeter. Below-grade work includes repair of water-damaged structural concrete deck and beams and re routing of MEP and FP system components required to complete structural work. Misc painting, gypsum board assembly repair, excavation, repair of landscaping, fire-stopping, masonry cutting and door installation are also included in the project. General bids and sub-bids shall be accompanied by a bid deposit that is not less than five (5%) of the greatest possible bid amount (including all alternates), and made payable to the TOWN OF BROOKLINE. Note: A bid deposit is not required for Projects advertised under $50,000. Project Identification: The name of the Project on Contract Documents is Selective Structural and Waterproofing Repairs to Brookline High School, Brookline MA. B. Description of Work: The work of this Contract includes selective demolition and repairs of existing construction including, but not limited to, the following: 1. General: The existing lower level to have concrete repairs made with a new waterproofing layer above with associated flashings to existing brick walls. a. To access areas for concrete repairs, all Plumbing, Fire Protection, HVAC, and Electrical lines need to be shut o9, moved, and/or rerouted, refer to plans for locations. b. Existing concrete slab and waterproofing membrane above structural concrete deck to be demolished. New concrete slab, insulation, and waterproofing layer to be installed over a tapered concrete topping on the existing concrete deck. Excavate areas and remove and reinstall bike racks, planting beds, walkway pavement, etc. to complete work. c. All waterproofing to be tied into the existing masonry walls with through wall flashing. Waterproofing at the entrances to the courtyard and driveway to run down the face of the concrete footings/below-grade wall as indicated in the drawings. 2. Plumbing: a. All plumbing work as indicated on the drawings. 3. Fire Protection: a. All fire protection work as indicated on the drawings. 4. HVAC a. All HVAC work as indicated on the drawings All bidding Requests for Information (RFIs) shall be submitted online by 03/18/2025 at 2:00PM EDT for filed sub-bids and by 03/18/2025 at 2:00PM EDT for general bids.
