SCOPE OF SERVICES It has been deemed appropriate to engage a professional services firm to provide comprehensive planning and design services for the proposed project. Specific guidelines for the project include building designs that are: o attractive and contextual with the existing campus buildings and meet the design guidelines established in the campus master plan. o energy-efficient and sustainable o efficient and economical to construct and operate o durable, comfortable, secure, and that achieve a high degree of value for the Institution o "smart" buildings with the flexibility to respond to rapidly evolving technology in the academic environment. The scope of the design professional services at a minimum include, but is not necessarily limited to, the items outlined below: o Program Validation/Cost Model o Existing Site Conditions Analyses o Measured Drawings of Existing Site Conditions as Needed o Conceptual Design o Schematic Design o Design Development Documents o Construction Documents o Construction Administration o Interior Design o Material Finish Boards o Signage o Mechanical, Electrical, Plumbing, Fire Protection and Communication Systems Design o Structural Design o Detailed Third Party Cost Estimates at Design Milestones o Code Review and Compliance Other services may include: o Full Architectural Programming o Civil Engineering o Parking/Traffic Design o Landscape and Irrigation Design o Furniture, Fixtures and Equipment Selection o Wayfinding/Graphics o Storm Water Management Permitting o Budgeting/Cost Management o Regular coordination with the Construction Professional during preconstruction, design and construction phases o Quality Assurance/Quality Control (QA/QC) o Coordination with consultants hired by Owner o Other requirements as per the Design Professional's contract o *Surveying - topo, location of structures/site utilities/trees, construction limits o *Testing Agency - geotechnical evaluation, material testing, special inspections o *Environmental - Phase I Environmental Site Assessment, GEPA *The Design Professional will be responsible for procuring and contracting for the services of this firm (costs will be reimbursed by the using agency without cost mark-up). Questions about any aspect of the RFQ, or the project, shall be submitted in writing via email to: Mr. Durham Crout Sr. Construction Project Manager Georgia State University email: dcrout@gsu.edu Project Description As part of the Building Pathways to Success initiative to transform the Panther Quad-Hurt Park district and create a centralized hub that would encourage student engagement and strengthen GSU's efforts to provide safe, inviting and comfortable spaces for the community, GSU is proposing this project to improve the connectivity and vibrancy between the academic cores of Hurt and Woodruff Parks, along Edgewood Avenue with the addition of 58 Edgewood Avenue building street level storefront glass and decorative architectural screens on T-Deck parking structure and improve the existing sidewalk and adding lighted architectural features and GSU Blue Line graphics.
