New construction and renovation of a multi-residential development in Campbell River, British Columbia. Conceptual plans call for the construction of a six-story above grade, 264-unit multi-residential development; and for the renovation of a multi-residential development.
Construction of family-oriented affordable housing to replace 48 existing Rent-Geared-to-Income (RGI) townhomes and create approximately 215 net new housing units (264 units total), with a high concentration of 3 and 4-bedroom units. The project is planned to occur in two phases to ensure a smooth tenant relocation process due to limited housing availability in Campbell River. Phase 1 includes one 6-storey building and will replace the 48 RGI units with 3 and 4-bedroom family suites, plus a mix of one and two-bedroom suites for the remaining units. A Ministry of Education and Child Care (MECC) funded childcare centre with approximately 37 spaces is also planned for the ground floor of the first building in phase 1. The second phase is envisioned to offer a blend of 1-4-bedroom units in 1 or 2 buildings. The exact unit mix for both phases will be finalized as the design progresses, considering housing demand, affordability, and operator insights. TIMELINE: Negotiated Request for Proposal is underway to provide development consultant services for the project. Further update in fall 2025, pending selection of a preferred proponent.
