Renovation of a multi-residential development in Rockford, Illinois. Completed plans call for the renovation of a multi-residential development.
As of May 12, 2025, this project has not yet been awarded. The project is expected to be awarded by the end of June. The Rockford Housing Authority requests sealed proposals for the following: North Main Manor Reconstruction Project Unit 203 Question Deadline 04/28/2025 at 3:30 PM CT All questions and requests for information must be addressed in writing to the CO Description of Services. The intent of this IFB is to retain a Contractor to, as detailed further following and herein, 2.1.1 Construction Project. 2.1.1.1 Unit 203 Work Notes: Work will be completed in (1) buildings 505 North Main Street, Rockford, IL 61103 Unit 203 2.1.1.1.2 Provide new severe use cabinets (Upper and base) and solid surface countertops. Refer to elevations for additional information. Add quarter round trim at sides and appliance recesses to match cabinets 2.1.1.1.3 Provide new s.s. single bowl unit (equal to Elkay celebrity SS 22x19x7.1), new faucet unit (Model: Delta B1310LF) and reuse piping (waste & water) to complete plumbing. 2.1.1.1.4 Reinstall all wall mounted light fixtures, contractor shall also install new cover plates at light switches & receptacles, reinstall all fire alarm devices & fintube controllers, wiring shall be placed into wall cavity & not surface mounted. 2.1.1.1.5 0 New 5/8" drywall shall be installed on all interior walls. Walls shall be finished (Level 4) and painted (color selection by owner). Furnish and install a new s.s. range wall protector. 2.1.1.1.6 Appliances will be removed and reinstalled from the unit by owner 2.1.1.1.7 New flooring shall be installed throughout, flooring to be medium grade LVT with color selected by owner during submittals transition strips (main entry) shall be included from one material to another. 2.1.1.1.8 New 34" solid surface windowsills shall be included with reconstruction. Use caulking that is compatible to new materials. 2.1.1.1.9 Bathroom: Tub surrounds are to remain. Contractor shall clean all surfaces at conclusion of project. Tub is to remain. Reinstall water closet & lavatory during reconstruction phase. Piping (waste & water shall be reused) Drywall above tub 2.1.1.1.10 2.1.1.1.11 Contractor to reinstall intercom unit & verify that it is in working order prior to closing out Contractor to clean interior window surfaces, flooring, and interior of new cabinets and all surfaces at conclusion of project 2.1.1.1.12 Contractor to construct new wood shelving in kitchen pantry & front closed & bedroom closet to be similar to existing. Contractor shall make a sketch prior to abatement. 2.1.1.1.13 Contractor to reinstall water closet and lavatory. Make all plumbing connections with existing piping. 2.1.1.1.14 Contractor to replace recessed electrical breaker box with new recessed panel (12) space equal to Square "D". This new panel will be installed in location of existing panel. Contractor shall provide breakers and make all necessary electrical connections. 2.1.1.1.15 Contractor to install new wood doors on interior of the unit. Include new metal frames that will be removed by abatement contractor and salvaged for reinstallation. Existing frame will remain. All existing hardware shall remain. 2.1.1.1.16 Contractor to reinstall ceiling in entire unit to be "popcorn" style that was removed from abatement contractor. Description of Services.
