Renovation of an educational facility in Harrisonburg, Virginia. Completed plans call for the renovation of a 22,377-square-foot educational facility.

Direct all bids/inquiries to the construction manager. The project is a renovation of Spotswood Hall, which was completed in 1917 and was originally known as Dormitory NO. 3. It is currently a 76-bed residence hall with two resident advisors and a hall director. The new design will be a complete life-cycle renovation of the approximately 22,377 gross square foot dormitory building including associated support spaces such as meeting rooms, study areas, laundry facilities, kitchen and lounge. The Madison Center for Civic Engagement, a living learning community within JMU, will be located in the southeast wing or suite on the first floor. The remaining 44-bed residential portion of the building, consisting of (19) typical 2-bed rooms, (4) single rooms, (1) resident advisor room and (1) hall director room, will have controlled access limiting public access. Refer to the code compliance and architecture drawings for additional information. The residential portion of the project (Group R) will remove existing on-suite bathrooms and return to group user style bathroom configuration with in-room closets along the hall. The Madison Center is an office use (Group B). New mechanical, electrical, plumbing and fire protection, including fire alarm, systems will be installed in the building. A new exterior exit stair will replace the existing fire escape on the west end of the building. An elevator will be added to allow for an accessible route from the parking lot to the north entry. The fire escape along the east will be removed. The structure is Type III-B construction. Where elements are required to be rated, supporting construction shall also be rated. The project will utilize the Virginia Existing Building Code which references the Virginia Construction Code. Project Memo has been issued as of 3-25-205. MTFA has issued Addendum # 1. This 77 page document includes responses to Pre-Bid Question set # and is located on SmartBid under the "5 - Addenda & Prebid Questions & Responses." In addition to the MFTA documents K+L is also issuing an updated Preliminary Construction Schedule dated 03/07/2025. This preliminary construction schedule is located in "1 - General Documents" on SmartBid. Addendum #2 has been issued as of 4-4-2025. Addendum #3 has been issued as of 4-7-2025.
