Insectarium Solar Panel Installation Disadvantaged Business Enterprise (DBE): A business owned, operated, and controlled by disadvantaged group members with at least 51% ownership. The Saint Louis Zoo (Zoo) is seeking proposals from qualified contractors for a solar photovoltaic installation to the Bayer Insectarium. The Bayer Insectarium roof was replaced in 2017 with new TPO membrane. The Zoo is seeking to add solar panels onto the roof to increase their solar power generation. The awarded contractor will need to coordinate with Zoo Facilities Management staff to confirm the project guidelines. GENERAL NOTES AND SPECIFICATIONS 1. This project shall be executed using the design-build delivery method. The Contractor shall serve as the Engineer of Record and is responsible for the complete design, installation and construction of the solar photovoltaic (PV) system and related work. 2. The goal of this project is to install solar panels on the roof of the Insectarium building along with inverters and other associated necessary infrastructure. The solar power would feed into the existing electrical main distribution panel in the electrical room to offset utility costs. 3. Design of the solar photovoltaic system shall be by the Contractor. Contractor shall coordinate the work with the Zoo and with existing systems to ensure that all work can be installed in a workmanlike manner. The new design shall allow proper clearances and access to existing systems. 4. It is the contractor's responsibility to provide and submit all documents necessary to obtain a permit from the City of St. Louis. 5. All work shall be performed in accordance with the following codes enforced in the City of St. Louis: o 2018 International Building Code o 2018 International Mechanical Code o 2017 National Electric Code. 6. The Contractor shall perform all work in order to maintain the established TPO roof warranty, installed in 2017. 7. In keeping roof warranty, verify method of sealing any penetrations required per roof warranty. The Zoo prefers as few penetrations in roof as possible. Provide ballasted anchor method (no roof penetrations), or as an option provide details of conventional structure anchored to roof with as few penetrations as possible. Provide detailed and fastening details for each method proposed. 8. Solar design shall include structural analysis and details of PV mounting system to demonstrate that the solar installation will meet wind loads and required codes per local jurisdiction. 9. Per Code, a 4-foot minimum setback / walk space shall be required around perimeter of the building. In addition, proper code clearance and accessibility shall be maintained around skylights, fans and equipment. Ensure that maintenance staff can get from ladder location to skylights, equipment and roof drains as required. Provide plan showing dimensions of walkways and access areas to equipment. Document this on roof solar sketch drawing. 10. Security cameras - Ensure that existing security cable on roof connecting cameras to security infrastructure is maintained. If any rerouting of cable isrequired, coordinate with Zoo staff. 11. During construction, Contractor shall maintain access to existing walkways, exits, and other facilities used by occupants of adjacent buildings. 12. Contractor shall take precautions to protect individuals and adjacent property and buildings from danger resulting from construction activities. Perimeter fencing and barriers shall be provided and approved prior to construction. The Insectarium and buildings immediately adjacent to construction will be occupied. Conduct operations of occupied buildings will not be disrupted. Provide warning and wayfinding signage. 13. The project is located within the confines of a fully operational public venue. Contractor shall take all safety precautions in order to protect the Zoo staff and visitors during construction activities. Coordinate with Zoo staff. 14. All equipment, materials and workmanship shall be guaranteed a minimum of one year from the date of substantial completion. 15. Contractor shall visit the site, do a detailed survey, and become familiar with existing conditions prior to submitting a proposal. Change orders due to the contractor's lack of due diligence relative to existing conditions will not be allowed.
