The City of Conroe is requesting proposals for remodeling the Animal Shelter. Demolition and Removal o Remove outdated or damaged structures, furniture, and equipment. o Clear space for new construction or renovation areas (e.g., lobby, offices, conference room). Renovation and Construction o Adoption/Visitor Areas: o Renovate public areas for a welcoming environment, including waiting areas, visitor meeting rooms, and adoption counters. o Repaint walls, resurface floors o Renovate public restrooms. o Office/Staff Areas: o Remodel staff offices, break rooms, and storage spaces. o Ensure adequate facilities for shelter staff, including restrooms and break rooms. o Replace all mill work in break room and copy room. o Add millwork to reception area. o Extend wall behind reception and add a door. o Outdoor Areas: o Repaint and caulk front of building. Plumbing, Electrical, and HVAC o Update plumbing for restrooms, and staff areas. o Install or upgrade HVAC systems to maintain a comfortable temperature and air quality for animals and staff. ADA Compliance o Ensure all areas are accessible to people with disabilities, including ramps, widened doorways, and accessible restrooms. Materials and Finishes o Flooring: Non-slip, durable materials such as epoxy, rubber, or vinyl. o Walls and Ceilings: Easy-to-clean surfaces like fiberglass or washable paint. o Furniture/Fixtures: Uppers and lowers on millwork. o HVAC and Lighting: Energy-efficient units and fixtures. All questions shall be asked electronically. Bids must be accompanied by a certified check upon some responsible bank of the State of Texas or a bid bond from a Surety Company holding a permit in the State of Texas in the amount of 10% of the bid. The amount of said check or bond will be forfeited to the Owner and the bank or surety shall be liable to the Owner for the amount in the event the successful proposer shall fail or refuse to enter into a contract or furnish bonds as hereafter required. The successful proposer must furnish a performance bond and a payment bond on the forms provided, each in the amount of 100% of the contract price from a Surety Company holding a permit in the State of Texas and approved by the Federal Government. The City reserves the right to award parts of bids, reject any or all bids and to waive technical irregularities in the bids. The award will be made to the bidder who provides the goods and services at the best value for the City.
