Reference Number 0000290133 Question Acceptance Deadline 2025/04/03 12:00:00 PM EDT Pricing Lump sum HVAC Service & Maintenance: Heating: Boilers, RTU, Back Flow Preventers Cooling: AC, Chiller, RTU HVAC Service and Maintenance contract at our facility for a two-year term with a further one-year option to extend, starting May 1, 2025. The contractor will provide an annual systems inspection certificate letter verifying work performance. The contractor will submit working notes for every service call they make, including a full report on any repairs that were necessary. A complete package of preventative and predictive maintenance initiatives to include: Inspection Service: The contractor will provide all labour to visually inspect and diagnose worn, failed, and/or doubtful parts and recommend the most cost-effective solutions. Preventive Maintenance: The contractor will provide necessary labour, materials, and test equipment to perform inspection, adjustment, and testing of systems' operation. Maintenance intervals for systems and equipment are determined by industry and utility guidelines, system use application, location, and manufacturers' recommendations. Boiler & Chiller Start-Up/Shut-Down: The contractor will open and close all valves related to boiler and chiller start-up and shut-down and perform any associated preventative maintenance required at that time. The contractor will work in conjunction with the BAS tech during both seasonal changeovers (heating to cooling and cooling to heating). Repair and Replacement Procedures: The contractor will provide normal consumable materials such as lubricant, grease, and cleaners. Should a condition be discovered that requires repair or replacement, the contractor will, in consultation with the customer, determine the most cost-effective solution to address and correct the problem/deficiency. The contractor will provide 24 hours' notice prior to any scheduled work or repair.
