Renovation of an office development in Spokane, Washington. Completed plans call for the renovation of a 90,342-square-foot office development.

This public works project consists of improvements to an approximately 1712 sf tenant space in STA's Plaza. The tenant improvement will convert the space to an office. Improvements include the addition of electrical and data receptacles, secure access, changes to lighting, new flooring and moldings, acoustic panels, signage, and other architectural features. When the sum of the Base Bid plus all Alternates is $35,000.00 or less, a bid guarantee is not required. When the sum of the Base Bid plus all Alternates is greater than $35,000.00, a bid guarantee in the amount of five percent (5%) of the Base Bid amount is required. Failure of the Bidder to provide a bid guarantee when required shall render the Bid non-responsive. Acceptable forms of bid guarantee are: A bid bond, U. S. postal money order, or certified check or cashier's check made payable to Spokane Transit Authority. The Owner will return bid guarantees (other than bid bond) to unsuccessful Bidders as soon as practicable, but not sooner than the execution of a contract with the successful Bidder. The bid guarantee of the successful Bidder will be returned to the successful Bidder with its official notice to proceed with the Work. Payment and performance bonds for one hundred percent (100%) of the Contract Award Amount plus state sales tax, shall be furnished for the Work, using the Payment Bond and Performance Bond form published by and available from the American Institute of Architects (AIA) - form A312 (or current version of the same). Work may begin when the Contractor receives a formal "Notice to Proceed." Contractor shall proceed with promptness and dispatch and shall complete the project within 95 calendar days beginning on the day of commencement as stated in a Notice to Proceed. Question Deadline 04/14/2025 Any prospective Bidder desiring an explanation or interpretation of this solicitation, drawings, specifications, etc., must submit a request in writing to the A/E seven (7) calendar days before the bid due date. Oral explanations or instructions given before the award of Contract will not be binding.
